Realtors - Be Better! - Vancouver Real Estate

In this day and age with the current climate of the Vancouver Real Estate Market we all talk about the reality of any Buyer or Seller and their perception of the market & current home values. If they are selling, they are never low enough to meet true market value. If they are buying, they are trying to buy under true market value, as they believe the prices will be cheaper tomorrow. This is all fine until people actually want to Buy or Sell, not just test the market... This is where it comes to the Responsibility of the Realtors, US!

It is our responsibility to inform clients by way of the comparable market + day to day experience & exposure to the current market where true market values are. 

We need to be informing our sellers where the current market value for their property currently resides. Not just say ok mr. seller I know you have a price in mind (unrealistic to the market) lets just list at that. 

The same thing is taking place with buyers. Even though it’s a buyers market, this of course does not mean buyers can make unjustified offers with no current market value relevance. Just because it’s a buyers market does not mean market values & comparables are all out the window.

A lot of people at the moment are still acting like the market never softened.& their homes did not adjust in value over the past year. If you are actually wanting to sell your home this is a very dangerous approach to the market as you will get no traction and you will not sell your property. Buyers have time on their side currently & they know it. All MLS data (days on market & all of your comparable properties) is public now. All of this data can be found easily by all Buyers Agents. You can not trick the market into paying more for your home than it is worth. don't forget that if you ACTUALLY want to sell.. Listen to your agents and the comparable properties they are justifying their suggested pricing from, It's the smartest thing you can do.

The statistics for the March 2019 Vancouver Real Estate Market are in! This video goes through the numbers, not from year over year however as the news likes to focus on As comparing the peak of the market to the current troff of the market is kind of irrelevant as we all know the market is down. If you want to try and pick those tops & bottoms to benefit yourself that is great! It was over inflated, now it's under inflated... we all get it. However that's not what this video is about today.

WE (Ben & I) have seen an increase in activity since January 2019 from the months of 2018 leading up to it. In this video for this reason we have decided to focus on the months December 2018 to March 2019.

We all know that march totals hit a 33 year transactional low. Of course we can generalize and specialize in the market detail we are giving you. Here we go into each section (condos & houses) of both the West Side & East Side of Vancouver Markets. Where they were at in December 2018 & where they ended up in March 2019.

In this weeks episode Ben & I discuss a the two main Vancouver Real Estate interests in the 2019 Federal Budget. You guessed it, these two interests pertain to Vancouver First time Home Buyers... 

The first is a $10k bump up in the allowable RRSP deduction limit for a Deposit on your first home.

The second is an "equity Stake" that CMHC can take in your property (5% on used Property / 10% on new built property). However the details around this is not yet that clear and this offering is not available until September of this year. We hope there is a lot more clarity to come with regards to this aspect of the incentive.
