Opportunities are right here in front of us. In this current panic, there are so many real estate investor's freaking out. Tenants are changing their minds about renewing leases. They don't want to be in an apartment complex with 12 other families. They thought they wanted to stay for a while and save up money. Instead they realized they have some money saved and they are ready to find a place they can buy and call their own. 

They just became tenant buyers.

Consider the buyers who thought they'd buy a house this spring or summer. But now they don't know if they want to close themselves in a 30-year mortgage. 

They are about to become tenant buyers.

If you are helping sellers, you are in the best position. This seller's market just became a buyer's market. Sellers still need to sell. Life is still happening, it's just paused for a moment.

I want you to think about this for a second. Right now we are living in uncertain times. I've seen things on Facebook, Instagram, and other places about real estate. I don't want ya'll to get fooled: Real estate hasn't stopped.  People still have money. I don't want you to fall into the idea that nobody has any money anymore and nothing is happening. Don't repeat the rumors that nothing is happening, that no deals are being done, and that no closings are happening. 

We need to work against these rumors as real estate investors. People are still receiving inheritances, insurance money, and tax returns. People aren't just hunkering down in a corner, never to go outside again. This too shall pass, and I want to see you out there working. Sellers are afraid things are going down the tubes. They need YOU.

Things are crazy right now, but they are crazy for everybody. Don't get me wrong. But I want you to be a firefighter. I want you to run into this instead of hunkering down. This is a time of opportunity. Warren Buffet says that, "You need to be greedy when other people are fearful and fearful when other people are greedy." Now is the time to act.

You have free time right now. It's time to practice. It's time to get out there and do this! Talk to sellers, put offers in on properties.

This isn't to say don't be careful. Pad your numbers. Give yourself more time to get deals done. Be honest with your sellers, let them know that it make take more time.
