40 units - one loan, one roof, one lawn, easier management, one insurance policy but the property only appreciates at the market rent... 

So what is the best way to go? It depends on your goals but you may want to go with a mix of the two, either way, you are investing and making 💵

You can work in your strength and hire someone whose strength is your weakness, creating a strong team truly allowing you to scale. 

Have a checklist of course! We go through and inspect the unit with the checklist, we make sure that we have all of the follow-up information along with whatever touch-ups/remodeling/cleaning that needs to happen.

Put up a sign 🏡 chances are the house we bought is not the gem of the neighborhood and people will be happy that the home is getting updated. You bought the real estate might as well get some marketing out of it and it's a great way to get good leads.

RESEARCH YOUR BANK- why? Your hard-earned money is going into the bank and you need to make sure that your bank is safe from failing (like we have seen in the past). If you have a way of telling if a bank is truly good, please put it in the comments because I still don't know how to tell. 👇🏼🤷🏻‍♂️🦈

Why I try to Stay Away From Condos? Hello HOA fees and guidelines, also they typically don't have the best resell value and when the market goes into a downturn, they go with it.

What's most important to you? Having all of the capital right away or does your investing strategy align with going with the long game in renting the property out? Going with the highest offer may not be in your best interest or make you the most $$$$. Have you been weighing all of the options or going with the highest bidder?

Which offer is most likely to close? Who has the best qualifications or put down the higher downpayment? It's usually not about who offered the highest, it's which one will be the smoothest and fastest transaction, the faster you have that property sold the faster you can move on to the next. Don't get hung up with the highest offer but complicated closing.
