Almost done with the flip, and nothing is going to get in the way... it's those last final details and touches that seem to take FOREVER. It's super annoying but those little details are so important. What are the most annoying thing that you have found with what you do?

1031 Exchange is basically a way to not pay capital gains taxes when you sell a property and reinvest the proceeds of the sale into a new property (within a certain amount of time). It's a really cool program, and we do need this program in place, I'll explain why. 👆🏻

This person is running your business, so you need to pick some one good... what questions do you ask a property manager? Start with what is their fee structure, get a fee list, ask for anything that you possible could be charged for. How do they handle maintenance? How do they handle evictions? The list goes on! It's all in this *video/podcast*, if you are looking to hire a property manager you may want a notebook for this one. 📝

Does luck exist? This book is really awesome because it talks about how you make your own luck, you put in your own work and people who are too lazy to do anything say "lucky you." Some people might be a little lucky, but a majority of the time we make our own luck.

You can stock up on all the same parts, keep the parts in the building for maintenance to use and then fix the issue. At a house, you can't store parts there so the maintenance person will have to go get the part and come back. If you are looking to scale, it is way easier to have a multiunit.

Cutting costs is just as important to your bottom line as raising rents, don't over look it. Check out this podcast for some ways way cut costs.

You don't want to be surprised when buying your property, have it properly inspected so you are aware of any issues that may come with the property. But make sure that you are hiring a good inspector.
