There are 3 main reasons: buying to live in it, buying it as a rental or a flipper who doesn't care about making money but needs to keep the crew busy. Don't worry about loosing the bid to these people, stick to your numbers and do what is right for you.

And why you should always take advantage of it? A final walk through is your opportunity to make sure that the agreed fixes from the inspection were actually done. Another thing to check, is that when the other person moved out that they did not damage the property.

Running numbers on a vacation rental is VERY different than running numbers on a normal rental. For running numbers on the vacation rental, you have to account for the management fees (which are higher), furnishing and decor to make the property desirable, and you have to get professional pictures. Make sure that the numbers work as a standard rental if you are buying a property to be a vacation rental, if the vacay market fails then at least you can rent it out as a standard rental with cash flow.

What to look at when investing outside of your market? Obviously, look at the jobs available, income range, schools, housing but the best thing talk to someone who is investing or living in that area and get the inside scoop.

My parents did something so massive and brave by moving us to America all with 3 pieces of luggage, $3,000 to their name and hope of a great future. All for the endless opportunity we have in the US, it's amazing what we can do with hard work.

YEAH, rent it unless the taxes and numbers don't actually make sense, then that is a different conversation. Don't forget, renting offers cash flow!

Why you should also make videos? Creating videos versus scrolling on social, creating videos was way better than scrolling on social. You would be amazed what you learn from creating 180 videos and posting them, it's awesome to have people who you didn't know is interested in this kind of stuff  comment or drop dm's about investing, it's cool. Another great thing is how much I have learned and grown in the process, it will be great to look back someday at this moment in time.

Here is the plan: increase rent (for a good reason), decrease building expenses, and some updates - it will be a great property once we can get our hands on it.

Don't loose money right away in your flip by paying too much for the property, stick to your numbers and don't sacrifice your money to score "a deal."
