I am going through examples of how to create equity and how to buy equity, either way works and honestly, it just depends on what works for your deal.

Here are the highlights: 

1. Don't be a spreadsheet ninja and never invest 

2. Buy off of cash flow or investment style, not emotion 

3. Don't buy in areas that you are not familiar with just because it looks like a "good deal" 

4. If you are purchasing an existing rental make sure they are running it like a business 

5. If you are hiring people to manage your properties, you are managing that person

If you are calling another landlord doing your due diligence, while you are asking them about the tenant- just ask if they are interested in selling. As it turns out, you should. I didn't allow pets originally, but after talking to another investor about how much more rent they made in a year from pet rentals, I just started allowing pets in my properties. There are some studies that say pet owners are more stable and are more likely to be longtime renters, so we will see if that is true.

Once again, get a good jockey and make sure that they have a good hold on what the rents are, the potential return, taxes, ect. correctly. Make sure that you put some sort of lean on the property, so if the jockey tries to sell if you will be notified. It is possible to invest passively in a flip, but you have to find a good jockey someone who is going to find the deals and do the hands on work, they have to show you that the math works out. It's a great book and anyone in business should read it, there are so many actionable items that you can use to improve your business. TWO THUMBS UP

Make sure to understand the process of buying and closing a house before labeling yourself as an "expert" in it, if you cannot understand or explain it fully - then you are not an expert. It's not fair to your clients, they want to know the process of buying or selling their home, it is the agents job to explain it and help them understand what is going on.

You don't have to have a real estate license to invest, I invested in real estate for many years without a real license but it is helpful and not for the reasons you may think, shop talk can be very helpful. Let me know if you have gone through the same thing or something similar.
