Just get the ball rolling and the only limit is the limit you put on yourself - if I could go back I would have done this differently and I would have chased more deals. Just tell everyone what you do and what you are looking for. Don'ts listen to the nay sayers, and find someone with experience that you trust, team up on a deal.

Don't get screwed over by your contractor - pay by work completed, you can purchase the materials for them if that is a hindrance for them getting started. Also make sure that they provide a timeline, you can have them sign a contract saying that they loose x-amount of dollars for everyday that the go past the completion date. Don't get taken for a ride by your contractor, I can't say it enough.

Is it possible to collect rent on old tenants moving out early and new tenants moving in early? It is possible to do, which is awesome but when running your numbers on a property before purchasing use 4-8% for vacancy (the vacancy % all depends on your area).

Why not make your money work for you? Money in the bank will not get you the return that the money invested in a fix and flip deal will get you. But make sure that you are first on the mortgage, and let me know if you have any questions on how to passively invest in fix and flips.

Have you ever heard of a 1031 exchange? It defers your taxes to another property when you are selling real estate, it is an excellent tool to avoid paying capital gains on your property. If you have capital gains on your property, this is something you should consider utilizing.

How do you know? To figure out the area, use the 1% rule: look at the purchase price and the rent for what that home would go for, make sure that the rent is either 1% or higher of the purchase price.

What if you are working on buying a property, you offered low and the owner came down - but not to your price. And it still is a deal, should you do it? If it works, put your ego aside, don't loose the deal.
