*First and foremost: ASK AN ATTORNEY OR CPA before creating an LLC* Having an LLC can be great, it can protect you from a lot of stuff however if you don't structure your LLC properly, it can be a nightmare. Protect your assets, the best way I have learned to protect my assets is to hold the rentals in an LLC.

It is possible to refinance your property that is held in an LLC, it can be difficult to find a lender who will do it but I was able to do this with a commercial banker and it really worked out for me. If you are looking for a recommendation of who to work with, let me know.

This house had a fire which means it is going to be a fun flip. We have a lot of work to do, including replacing all of the windows and doing a full remodel, it's going to look great.

There are a few sites to use the MLS to see what has been rented in the area, Zillow or Rental Meter to pull comps.  Do your research on your comps to make sure that they are truly comparable to your space.

What do you do if you buy a building and the landlord pays utilities? You got into investing to make money and you have options, for the bigger buildings you can have meters put in and the tenants will be charged for the utilities or do a charge back on the utilities used. Or just stay away from properties without landlord paid utilities. 😉

Let's be honest, Zillow has not been to your house and evaluated your property to figure out a listing price. It doesn't know if your house has a weird layout or if it is very out dated and the other homes in the area were updated, Zestimates are created from the data of the sales in your neighborhood. It can be a great metric, but don't rely on the Zestimate for your listing or purchasing price.
