It's an income producing asset that is being sold as an income producing asset (aka the rental is already live-able and rented), usually with a property management company attached - it's a great way for someone to invest without investing much time.

Making Changes to the Lease? USUALLY NO... but there some exceptions to be made and different ways that it can work out in your favor if you take control of the situation right away.

Ohh Home Inspectors... the home inspector for my home dug a hole and looked at worms to say that my septic was fine - which I learned is located on the other side of the house. Moral of the story: not all Home Inspectors are untrustworthy. If you don't trust the inspection, go back and hire your own inspector to check things out.

IS STAGING WORTH IT? Do you have a unique property? If you have a weird space, that when you are looking at you think "does furniture fit in this space?" - you probably need staging. It is helpful to have it staged to show what is possible in the space, at least in this hot market it isn't necessary to have a property staged every time but if the property is unique or has small bedrooms, just stage it.

It's important to have a system in place for your tenants to submit maitencace request, it saves you and your tenants time. Clarify with your tenants what is considered an "emergency", what is an emergency to your tenant may not actually be an emergency. In some cases, you may be able to trouble shoot the issue on the phone with the tenant saving everyone time.
