Self Directed 401K is awesome but there are some restrictions so like you can't purchase a collectable, you can't invest into anything with someone you are related to or in a company that you have interest in. I was able to roll my 401K from the corporate days into the self directed 401K to use for investing.

There are so many platforms that you can use to collect rent, it is so easy to use your tenant can sign in to the portal, everything is and pay rent. Everything is tracked in the portal which makes the tenants life easier and yours, especially for taxes the reports are all there. Go find the best platform for you, and stop wasting your time with running around like a chicken with your head cut off to collect rent. Remember in order to scale, you need systems in place.

You can look at the properties that you already own and if it is comparable to your current property, if you have a broker that is an insurance agent call them up and get a quote, use a ballpark figure to plug into your calculations. Taxes you can call the city, they will be able to give you an estimate of what the taxes will be if you purchase the property at "X" amount to then plug into your calculations.
