We always make sure the numbers work on our investments, stay conservative on your numbers and we always have multiple exit strategies. What how did you just your investment strategy this year?

People will always resist change, you can usually bet on it but change is something worth the grumbling for. If you have a funny story about people crying about change, put it in the comments 👇🏼😆

On smaller multifamily properties. Do you have the tenants do it or do you hire someone to do it? It all depends on the property, size and for waste, it can depend on your city.

They make sure that you actually own the home without any surprises in a lien, use a title company every time.

Build your team of awesome people who can help you from fellow investors to attorneys, CPAs, title companies, etc - that way when you need your team, you have someone to refer to or rely on.

Be ready to ask "do you have the background checks, credit checks, and all of the other paperwork from when they applied?" and  "what kind of criteria do they have for potential tenants?" You would be surprised at how many landlords do business.
