There are options instead of a formal eviction process - you can do cash for keys (once they are fully moved out), you can talk about the long-term effects an eviction has on someone's record to convince them to leave without going through the process.

YES. It's important to know exactly where the property lines are - crazy neighbors are no fun and it helps to know what is your property.

You got the eviction judgment in your favor.... now what? You have to wait 10 days before getting into the unit and whatever you do, do not collect money from the tenant being evicted. That would start the WHOLE process over.

I don't have the information for every state but for Michigan, here is the process: 30-day notice (sent through the mail and don't collect their rent), 31st-day file with the court for the eviction, get a court date if the court sides in your favor the tenant has 10 days to move out after the court date.

Don't replace the tub just because you don't like the look - reglaze it. 🛁

If they don't pay rent or there is a breach of the lease, it may be the time for an eviction.
