  • Top Tips to Sell Your Home and Buy Another

Here are my top tips for selling and buying in this market:

    1.  Figure Out Financing - Not just what type of normal financing you are approved for, but, check out what type of bridge loans or down payment options you can make in case you need to try to buy before you sell.

    2. Have Your Home Ready - Before you even think about looking at another house, make sure your current home is ready to sell!  The market is moving fast and you may not have time to get it ready after you find that house.

    3. Know Your Options - Ask about contingent offers and other things you may need to make your offer stand out.  Of course, talk to a professional to be sure you can make the best offer you can in this competitive market.

  • How Long Does It Take to Buy a House

Whether you own a home, or you're renting, trying to figure out the timing to purchase a new home can be a daunting task! If you're thinking of making a move, you need to properly understand the timeline so you can be prepared ahead of time and not scramble to secure something!  Step

1: Financing First - When I'm working with a new buyer, I will not show them houses until they have their financing figured out. This is the most critical step in the home buying process. It's going to let the buyer know what they qualify for, and more importantly what they can really afford. In addition, the pre-approval process may offer some additional steps that you might be able to take to put yourself in a better position to buy after completing a couple of steps. Not only will you be better informed, in the competitive market that we are in, but most sellers and their agents also won't even consider an offer without a pre-approval letter in hand if you're planning to finance your home.

Step 2: Finding the Right Home - Once you're ready to buy, it's time to start shopping! Looking online is quick and easy. You can do it any time from anywhere. Once you're ready to take a look in person, things change dramatically. First, you have to find a time that works for the seller to let you take a look. Not only that, but the shortage of listing inventory often means you'll be trying to schedule around several other showings. Evenings and weekends are the most popular times for people to look at homes, which means they can be the toughest to schedule, as well. If you have the ability to schedule a showing at other times, that can give you a competitive advantage at times. On average, buyers typically looked at about 10 homes before making an offer, but the changes in the market have impacted this as well.

Step 3: Getting to the Closing -  Once you're under contract, the timeline gets a little easier. For the Pending period, the time where you're getting the financing and inspections all completed, you can typically expect about 30-45 days after the offer to close.

Step 4: Moving In - Depending on the seller's situation, you'll also need to keep in mind the possession of the property. It's not uncommon for sellers in our area to maintain possession of the home for up to 30 days after closing.

  • Risks You Take Selling on Your Own

The market is hot 🔥 and houses 🏘  are selling quickly, so do you REALLY need a real estate agent? 🚨 SPOILER ALERT 🚨: The answer is YES!!

Critical Missteps in Marketing - Since the market is red hot, it looks "easy" to sell a home to a lot of people. Pick a price, throw up some photos, and stick a sign in the yard. That's all you have to do, right? Well, NO!! Properly preparing your home to put on the market is still an overlooked aspect of getting ready to sell at times. Just because prices are up, doesn't mean that you don't have to do anything to get it ready. Not only that, there are a lot of people who are still preferring to only look at homes in person that look the absolute best online, so taking subpar photos can be a major mistake as well.

Handling Showings - The number of showing requests that are received on homes can be extremely overwhelming. Making sure you have a system in place to track the names and contact information for all of the agents or consumers who want to show or view your home can be a challenge.

Safety Protocols -  We're simultaneously in a red hot market AND a global pandemic. Ensuring the proper safety measures are in place is imperative when scheduling out showings and/or hosting an open house

Multiple Offers - Offer expirations, escalation clauses, tax calculations, closing cost allowances - there are several moving parts that go into an offer. Know how to calculate what's the best offer is important, but there are often other terms besides money that need to be considered, as well!

Home Inspections - Once you accept an offer, you're not in the clear, yet. The inspection period is another potential pitfall! Once the inspector prepares a report outlining everything "wrong" with the house, the buyers can start to have second thoughts. The truth is, the inspection report is not really a list of problems as much as it is an informational report on the home. Having an agent with a knowledgeable team of professionals to help negotiate and repair items to the buyer's satisfaction is paramount to holding many deals together.

Transaction Complications - In addition to the inspections, there are a lot of things that have to take place once you're under contract. Understanding all of the things that have to take place, from repairs to appraisals, is what real estate professionals do every day. If you and the buyer are not aware of all the potential delays and issues that can arise, it can lead to undue stress while trying to navigate everything that has to happen. If you're in the process of purchasing another home while this is going on, trying to figure out all of the moving parts can become a nightmare if you're not sure what to do.
