In this episode of the Alchemist Nation Real Estate Podcast, I talk to Florida's self-proclaimed Real Estate Junkie Kristine Flook. Kristine has been in the real estate industry for a long time where she has built relationships. She had been crushing real estate for a while and I wanted to know what keeps her in it and what is it that she loves about real estate. She asks if it is ok to admit that she is a real estate junkie. She says that she has been in real estate since 2004 and she has been selling commercial real estate in Southern Florida since 2006 mostly in multifamily which is a top asset class. She started with a coach called Mike Barry and that is how she learned to handle objections, how to keep sellers on the phone, setting up appointments, work on KPIs, and other stuff like that. She would definitely give him the credit and he is still a great real estate coach for a lot of people around the world now because he stretched out and he is doing things in other countries.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to a special couple Nate and Bethany Smith. I asked them how they got started in real estate in the first place.  Nate says that they got started when he got out of the military dorms since he was in the military for 13 years. He says that he used a VA loan and bought a house which he thought was a smart thing to do as a 19-year-old. which he had for about 8 years, it cash flowed, net-zero, all said and done it got them to have a door. They started reading Rich Dad, Poor Dad, got into a little bit of single-family which they didn't like doing which prompted them to look into wholesaling, fix and flips then Bethany got involved in the residential side of things and ended up having another single-family property. They did check out a short-term rental deal lawn, then Uncle G [Grant Cardone] came in the picture and that is where they really switched to multi-family. He saw this on Grant Cardone's podcast where he started doing the math on 16 units and above where Nate told Bethany that he was done with single-family and they went multifamily all the way. But how they practically got into real estate was there was a gentleman who was doing a Facebook live about a deal he had just done and he was probably Nate couldn't get Uncle G on the phone but probably get the guy on the phone. He reached out the Facebook live, had a chat with him for a few minutes and he and his wife asked for some recommendations. They did a zoom call with him and he told them that they needed to go to a certain conference and a certain event where they started making connections and they started planning their first deal in 2019.

Nate and Bethany offer 3 pieces of advice to 20-year-old Nate and Bethany that will help them to get to where they're much faster and successful quicker.

1) - Nate: Nothing is complicated, it just because you don't have the knowledge yet. Go find somebody who has done it and talk to him/her.

2) - Bethany: Get out of your own head and commit to something.

3) - Nate: Learn how money actually works.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Ben Steinberg who tells us more about what draws him to read more business and success books. He says that his advice and what drives him is that life is about continuous learning and continuous improvement and you learn a little bit when you're in school but what is done in school is learn how to learn. So those are lessons you need to take with you as you go through life that is learning something new every day, continually read and take advice from other people because there isn't only one person with all the answers.

The reason why my partner and I brought Ben onto the podcast is that he is in a very unique space and I wanted to know what he does right now. He says that the new company that they have just started is called Tapa. It is a company that is looking at next-generation smart IOT and those types of things and the impact they can have on not only the commercial but also the residential real estate space. We've all seen where Amazon, Google, and others have introduced smart devices into the home, and in reality, the commercial real estate space is lagging behind in many instances of homes and a lot of that is because traditional big building automation systems are extremely expensive if you look at the Honeywells of the world, the siemens, and these multi-million dollars building automation systems. What is shifting now is that smart IOT devices are being introduced so that they can be applied in the commercial space at a much lower price point. An example of an IOT would be a smart bulb when used with Alexa can turn off the lights or change the light's colors and being able to do that in the commercial building space with similar type of devices where it isn't only light bulbs but sensors for air quality which is extremely important right now. Occupancy sensors that tell you how many people are in a particular area within a building or within a gym or conference room. So being able to connect all these devices to improve the experience and the safety of occupants of those buildings is a heart of a lot that they're trying to do right now.

Ben offers 3 pieces of advice to a 20-year-old self on how to get where he is faster and happier.

1) - Do what you love to do and getting up and going to work isn't work.

2) - Continous learning is the key to success.

3) - Stay flexible, keep your eyes open, don't be afraid to pivot, keep your end goal in mind and enjoy the journey.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Michael Schein, The closing Attorney, the book of the week reviewer in the 52 Wealth Principles, and also the co-host of the 100 millionaires podcast. We were joking earlier before that the podcast had run out of guests to host which isn't the truth, in fact, there are so many people that would love to be on this podcast. The real reason why he is back is that the Alchemist Nation Real Estate Podcast is moving into the final stages of a book and the book is called The 100 Millionaires Vol.1 and I want to make sure that he is part of it. Before I get to know what he is doing apparently, I wanted how Mike got into real estate in the first place. He says that they had a start and stumbles like 10 or 15 years ago where they jumped into a property but that time it was kind of accidental because his wife's mom was living with them and it was getting a little crowded for everybody and then the universe manifested a one-bedroom cottage down the streets two miles away which was perfect for Nana. So they snapped it up for like $160K which was a little cottage with beach rights for a lady in England who wasn't going there anymore who sold it to them. Unfortunately, when Brenda's mom passed away, they learned about Airbnb which they did for a whole year, and then they discovered that it would be better to rent it out, so they did and now they have an amazing tenant.

1) - Jump into real estate early.

2) -  Not to wait for Dad's approval on certain things he was doing.

3) - Take more risks and chances.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Viktor Jiracek who did 20 flips in 2020 and is aiming at more in 2021. I wanted to know what is the mindset of someone who has been successful and who says that he is going to add an extra 10 flips to his entire portfolio when the average person is afraid to do their own flip. In fact, an average person is afraid to buy their own house and I also wanted how he got into this. He says that he did 20 flips last year and his goal is to do 30 flips this year and how he got into real estate is that luckily real estate has been a family business which he kind of got brought up with it. He was 14 when he got started and he could help out with family properties like smaller renovation tasks like doing demos, riping out a carpet, painting which was super simple stuff and he really grew up with it and bought his first property like his own rental when he was 18 years which was a little condo. He was more rebellious and he always wanted to do something else and was always entrepreneurial rather than real estate since it was a family thing. He had a couple of failed businesses but he realized real estate was fun, lucrative, and he even had a passion for it and he felt that he was always tied into it, so he is back into real estate and is really enjoying it.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Dmitriy Dyachuck who before the podcast we were talking a little about credit and why is it so important to real estate investing and he told me that he does flips and he has been to real estate investing. Before we dived into credit, I wanted to know how he got into real estate in the first place. He says that it is a great question and his background is from the corporate world/corporate America and he went to college, got a college degree but while at college, what wasn't introduced to him/taught to him was the business world and when he had an opportunity to be introduced to real estate where he met incredible and successful individuals. He fell in love with business, with entrepreneurship but real estate is really his passion and he has been working there, growing, and educating himself in real estate for several years which has amazing to him.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Emanuele Pani King of Short Term Rentals in South Florida. I wanted to know how he got into short-term rentals, why short-term rentals, and why in South Florida. He says that he would love to make himself sound very smart and let me know that how big this industry would be at the beginning, so he graduated from college in 2010 with a degree in accounting and finance, at the time wall street was closed due to what they did last time. He came back to South Florida though he lived in Geneva, Switzerland where he went to university, and his mom and sister used to play tennis at a tennis academy down in South Florida. So he came back with a tail in between his legs going back to live with his mom and at the time the only job he could find was a maintenance guy at an apartment complex where his mom and sister were living.  He randomly walked into the office, asking the guy that owned it that they needed something for the apartment. The apartment owner asked if he was Anna Maria's son and he asked Emanuele what was he doing there and he told the apartment owner that he couldn't find a job and he was there for a little while. He told Emanuele that it was a busy winter season from December 18th to 23rd and he needed help in the office and the owner was Jewish and he didn't work on Saturdays. So he needed somebody to pick up the phone calls on Saturday and he wanted to know if Emanuele would be open to it. He couldn't find the job at the moment and he accepted the offer. He says that his beginning in real estate was very humble where he was a maintenance guy and he did everything from painting to doing unit turnovers to having to go vacuum. Then very serendipitous, the gentleman whom he calls one of his original real estate mentors got a divorce in 2012 and wanted to move back to Israel. The owner of the business asked him if he wanted to buy the business where he was 22 at the time and he had no idea but since he had seen him do it, he was like let me do it. So he went from being the maintenance guy to owning 16 apartments and also owning the management of a 40 unit apartment complex which is literally his beginning. Fast forward 10 years later in the real estate business, he now owns 39 apartments down in the South Florida market where they have a real estate team, they have property management business and he is a partner with Jon Huber, and they own Domu investments, a company that buys small to mid-sized apartments in the midwest.

1) - Education but you've to implement.

2) - Realize that people want to feel seen, see them but remember people are people.

3) - You've to upgrade your operating system.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to David Gerber, a syndicator who narrates to me how 2020 has been so difficult for many people which has been brutal physically, economically, and mentally but there is also the other side of the coin where selfishly he has had a lot of time to spend with his family, he has been able to travel less and he has more time to build some relationships. There is the other side of the coin that he is incredibly grateful for with the more people that he speaks to and more of connecting with one another. I wanted to know how 2020 affected his business. He says that his business has benefited in many ways like deepened his connections with his investors because the spring was difficult and scary and that is where people learned a lot about who you're as an investor, as a partner, and how you're going to handle adversity. When things are going great, everybody is happy and there isn't really a whole lot of tests but when things are difficult you learn a lot. So he learned a lot about his partners specifically on how they were willing to be able to engage with residents, making sure that they were healthy and safe but also from a business perspective when they weren't able to raise the rent, they found ways to help them and there were a lot of organizations that were helpful though not every case was perfect. They tried to do the right thing in all cases and he thinks that the test taught them about who they wanted to be as operators. As investors, they had to curtail a lot of their distributions and investments and they were worried about their decision but it was prudent of them to do so without exception, and every single investor agreed to their decision.

1) -  Read for quality versus quantity and take notes.

2) - Think first about what you can do for somebody else.

3) - Living within your means and continue to invest.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Jose Martinez a credit expert and I wanted to know what brought him into real estate in the first place because I know he really started when he was very young. He says that when he was about 23 years old though he had his first son at 21 years where he was like he had to give his kid something because he grew up in the background where his family didn't leave him with anything no money, no education, no nothing, so he had to be the difference-maker in his family, and at age 23, he purchased his first home which was multifamily and he did this because he really wanted to help his family where they were good owners, like they always rented, took care of everything and never got nothing for it. He was like why not buy a house even though his family ran away from him, they still helped him to take care of his house and it was like a family affair. That is when he really started which led him into partnering with the broker who helped him purchase his home. So he started real estate in 2014 when he got hurt at the job and he wasn't making any money.

3) - Get rich or die trying.

In this episode of the Alchemist Nation Real Estate Podcast, I talk to Marlon Del Villar who is a credit repair specialist based in Massachusetts, an investor, and a real estate agent. Before Marlon came to the podcast, he was talking about adding value which seems to be a tagline in our businesses which is really the truth, you have to add value and that which has no value is removed. So we're constantly asking ourselves how do we add value in order to stay in the game. I wanted to know what things he has done to add value daily. He says that it starts with us because you can't add value if can't add value to yourself, so he believes that he started to value the moment he started investing in himself because you can't give something you don't have. He invested in himself by reading a book and reading his bible, getting himself in a better situation where is able to help others with his knowledge. Sometimes people think that they have to be perfect or they should have a master's degree in order to help others, people are now in the information age where you can go to Youtube, learn a skill, put it into practice, implement it and if it works, you can go ahead with that information to help others.

1) - Invest in yourself by reading books.

2) - Start a business/learn sales.

3)  - Invest your money and learn how to grow it.
