The HOP (Home Ownership Podcast) Episode 97: David Charles Allen gives the latest interest rates and Santa Barbara Real Estate Stats. This week, there were 44 new listings and 49 pending sales, reducing the number of homes available for sale. There were 14 price changes and many of them can be accounted for by price drops on properties in the 1.5-million-dollar price range. It's too soon to tell with certainty, but it may signal the start of a correction in the market. David and Patti discuss the news that Oregon buyers can now send personal letters to the sellers of a house when they're putting in a bid, while it's still not allowed in California. • Buyers Need to Get their Financial Ducks in Order Before Shopping for their New Home

The HOP (Home Ownership Podcast) Episode 94: Village Properties Realtor, David Charles Allen, advises buyers to be prepared before they start shopping for their next home. Santa Barbara continues to have a low supply of inventory and a big demand. If you need a loan, it can be tough to compete. Sellers often prefer a cash offer becaus it can close quickly without contingencies. However, if you need a loan, all is not lost. The first step is to go to a lender you trust. Also, there are lenders that can help you to put together an offer that is essentially the same as a cash offer--especially if you already own a home. • The HOP (Home Ownership Podcast) Episode 90

This week, Santa Barbara weather was in the mid-60's and 70's. Residents enjoyed some well-needed rain and good surf. Interest rates stayed the same, at 4.5% for 30-year conforming loans and 4% for 30-year non-conforming loans. Thirty-seven homes closed this week and six of them were off-market listings. Typically, this time of year there would be 50-60 new listings, so the number of available properties for sale is extremely low. David talked about the importance of realtors and brokers being transparent, guiding their clients but never making decisions for them. The questionable strategy of listing a house under its value in order to start a bidding war was discussed. As always, Patti and David end the show with shared stories about their fur-babies.
