On this episode, Nick & Jeremy break down "Title Ransom" (aka Greenmail Recording). Scammers offer a strong cash price to get a property under contract, then demand a huge price drop. When the seller says no, they record the contract anyway, cloud the title, and demand big cancellation fees — sometimes $15k–$35k — to go away.
It’s happening now, even in our backyard. These guys have zero intention of closing. They’re just banking on distressed sellers not having time or money to fight it.
We share real stories from deals that got messed up and what sellers & agents should watch out for. If an offer sounds too good to be true, especially from out-of-state buyers, be careful.
