Is it possible to achieve financial freedom using property? Specifically with HMO's, Buy to Let, rent to rent and serviced accommodation strategies?

In this podcast I sit down with business owner Ian Mcbain. Ian moved from Scotland to Essex to join the fire service and after many years of paying into his pension he thought he would take the leap and create his own success.

I started my property journey when I was 18 with my first buy to let and as the years go on am slowly working with less residential property and more commercial property. In this episode I wanted to discuss the 4 types of businesses and hopefully you can avoid falling into the wrong category.

The first type of business look like an expert but are actually a novice. The second look like a novice but are actually a expert. The third category is MOST PEOPLE... They are average and look average. Next is the fourth and best category, the expert that looks like a expert.

Let's break this down. You have probably come across at least one version of these businesses. The tradesman that look scruffy but do the job perfectly or the tradesman that look top notch but don't get the job done well. How you are perceived by your prospects is just as important as the job you do well.

Hey guys, in this episode of the James Sinclair podcast I wanted to discuss the importance of getting your product, price and promotion correct so you can turn prospects into customers for your business.

Always make sure the product is as good as it can be. We can't market a product or service that is poor because word of mouth is going to be your best form of marketing so make sure you give your customers something positive to talk about.

Next is to ensure the price is value for money. We want your customers to feel like they have received more value than what they paid. This doesn't mean you have to be cheap. Just offer more value.

Then we talk about promotion and how to tell the world about the amazing product and price in the right way that actually converts to sales.

One final point to wrap this whole podcast up is making sure that doing business with you IS EASY FOR YOUR CUSTOMERS. I find it so annoying when you just want to call a business but it takes a masters in rocket science to find their phone number. This is just stupid.

How easy is it for your customers to contact you and ultimately buy from you? Remove all friction!

I received a message on LinkedIn from someone sharing their pain about growing a business in the UK and how the VAT threshold was holding them back. I wanted to talk about how solopreneurs (those who don't employ) and grow their business and become entrepreneurs with a team.

This comes back to one of my points in my letter to Boris Johnson about VAT and what changes could be made to help UK business owners. Many people avoid going past the VAT threshold because it will take 20% of their turnover which many small businesses can not afford, this then stops people growing the business and overall improving our economy.
