In this episode I try and clear up a misconception about real estate portfolio size and how it relates to an investors bottom line cash flow and equity.  Also, if you are focused too much on what another person is truly generating in income you are focusing on all of the wrong things. You should focus your attention on improving yourself entirely and not be distracted by what others are earning.

The main problem I see is that the majority of new investors are focused on getting a great deal but don't take the time to plan how they will operate their new investment.  From tenant screening to every day maintenance items, the new landlord goes into their new project just figuring it out along the way.  In this episode, I highlight some of the pain points that can help mitigate some of the early frustrations and help you be ahead of the learning curve.

In this episode, I discuss the differences between good debt and bad debt. Also, the importance of living within your means and avoiding taking on more "bad" debt once you start making more income.

Before I get a barrage of haters commenting that Dave Ramsey says credit cards and debt is bad, I'll first say I agree with a lot of what he says. However, I feel that credit can be harnessed in a good and positive way. Credit should be used as an instrument to building wealth and cash flow. Just as all instruments, we need to learn how to properly operate them.

Using credit cards to buy sneakers is an example of bad debt.

Using credit cards to purchase advertising that will generate leads and revenue that you can use to pay off the card in full and leaves you with residual positive cash flow is an example of good debt.
