It is important to be mindful of your finances and to avoid incurring debt when doing something nice for someone else. Debt can have long-term consequences and can be difficult to pay off, which is why it is important to consider the financial implications of any purchases you make.

There are many ways to show your appreciation and love for others without spending a lot of money. Consider creative and thoughtful gestures such as spending quality time together, doing something kind or helpful, or expressing your feelings through a heartfelt note or letter. These types of gestures can be just as meaningful and can help to strengthen your relationships without incurring debt. 

It is also a good idea to plan ahead and budget for any purchases you want to make, so that you can be sure you can afford them without going into debt.

1. Have an impressive homepage:

Who knew that the home page of your business website could have such an impact? It's true, 75% of people will judge the credibility of a business based on its home page design. When first impressions are everything, you've gotta make sure yours is a showstopper.

2. Create Awesome, not boring listings:

In today's market home buyers like to feel empowered and do their research before making a purchase. It's easy to see why, as home buying is a major commitment! In my own experience of renting and owning properties, I always found myself using Google Maps and Street View for an initial assessment of the area - is it safe? Are there any nearby businesses I can walk to for necessities?

3. Hire a photographer:

When it comes to website and property photos, you could take a shoot at it yourself. BUT if you really want to make sure your pictures will be as stunningly beautiful and captivating as the house itself - hire a professional photographer! A real expert with experience in photographing homes and architecture is worth their weight in gold.

4. Create Lead Magnets:

Are you looking to generate more leads? Then what you need is an enticing Lead Magnet. Lead Magnets come in many forms, and for real estate professionals a great option might be creating a guide like "5 Common Mistakes New Homeowners Make" or "The 7 Most Valuable Features of a new home." This will definitely grab the attention of prospective clients and make them want to give up their email address if they want access to your content.

5. Focus on USER Experience

Let's face it: user experience is king! Even if you've got the best property pages in the world, if your site makes it impossible to navigate between them then you're bound for disappointment. Sure, having a beautiful website is important, but investing in user experience and information architecture could go a long way towards success. It might seem counterintuitive at first, but it's worth considering—after all, happy visitors are the key to any successful web page!

1. Boise, Idaho

Bosie stands at the #1 position for real estate investment. It has a record of being one of the best long-term real estate investments in the U.S. Home prices are soaring in Boise and breaking records despite the coronavirus. The Boise Metro Area housing market is coupled with historically low 30-year fixed mortgage rates keeping the demand high and pushing home prices up in this region. The average median home sale price in Boise exceeds $500,000. Boise's real estate appreciation rate in the latest quarter was around 4.53%.

2. Houston, Texas

Houston is one of the all-time best places to invest in real estate. This city is the home of the U.S. oil and gas industry and offers fantastic employment opportunities. In addition, greater Houston is Texas' fifth-largest metro region, with over 7 million residents, and its population continues to expand at a rate nearly double that of the rest of the country. 

These solid macroeconomic factors continue to power the Houston housing market. The average home is valued at $412,000. The average rental income is $1,550, which is relatively low given the property valuations. However, Houston is a strong investment destination because it has a very active real estate market. Volumes of trade are high, and housing stock is moving fast.

3. Las Vegas, Nevada

Las Vegas has experienced several booms in its history. And it saw an incredible real estate bust during the Great Recession. The Vegas housing market is both stable and predictable. Throughout 2019 and early into 2020, the Las Vegas housing market was the hottest in the United States.

The Las Vegas real estate market, is filled with new businesses. Its friendly business environment stabilizes the economy, which helps the Las Vegas real estate market. The Las Vegas home market reported the highest year-over-year gains in home values, totaling a 13% increase. Now is a good time to invest in Las Vegas rental properties.

We all know what procrastinating is, but if you listen to the procrastination voice in your head and wait until tomorrow to get things done, you will inevitably slow yourself down. The reason is that, is because the things people think "can wait" usually can't wait. It's the trivial things that can wait. Procrastination is the thief of time.

For example: If you know you need to wash your clothes, but you procrastinate so you can hang out with your old college friends. The next day, you slip and twist your ankle once you wake up. Now you have 0 clean clothes, and you will more than likely have to inconvenience someone else to do your procrastinated task (not that they mind), but at some point in life, you have to take responsibility for the situation. Procrastination is the thief of time.

Procrastination is just a way to let people know you don't mind passing the tasks you are supposed to do onto others. No one gets to the highest levels in life through procrastination. Procrastination not only affects you and the immediate people around you but can also affect people you may not even know. Procrastination is the thief of time. 

.

For example: if you know your car battery is going dead, please make sure to replace it because what if you ask a random person for a "jump" at the grocery store and mess up their new $67,000 car? Can you afford to fix this person's vehicle? A $250 battery from the auto part store would be better than taking out a second mortgage on your home to pay for this other person's vehicle. This is how procrastination can roll over into other people's lives and put you in an even tougher predicament. Procrastination is the thief of time.

You don't want to be the kind of person who says "yes" and then doesn't follow through. That's not cool! And there are lots of reasons why keeping your promises is important in business and life.

But what if you can't? What if you promise something and then have an emergency come up? Or what if someone makes a mistake and things aren't going to work out? If that happens, you might think it's better to just not tell anyone about it—but that's not true!

If you can't keep your promises, at least let people know why. Tell them upfront that there's been a change of plans, or as soon as possible after the fact so they can make plans accordingly. That way, they'll still be able to trust you, even if things don't go exactly as planned.
