Since the start of 2023, The Really REAL Real Estate Podcast has been presenting many of its episodes in sets of “mini-series,” with each mini-series focused around one central real estate topic (some topics geared towards buyers, some towards sellers, and others towards investors).  Starting next week, we will be presenting a mini-series that will run for the entire rest of the summer and we wanted to take today’s episode to simply introduce and set the stage for this new summer mini-series that is about to arrive!

What is the concept of this podcast mini-series?
How long will this mini-series run?

  • Ep 159 “Do You Want to Buy a House in the Next 12-24 Months?!”
It’s not a big secret that buying a home is a HUGE purchase!  This is not like buying a new outfit or a new pair of shoes or even a new car!  This is the item that you buy that will most likely be the most expensive thing you’ll ever purchase as well as spend the most amount of time using!  If you’re thinking about buying a home in the next 12-24 months, today, we’ll talk about what you need to consider in order to prepare yourself for the day that you actually buy a home!
    TALKING POINTS (3-5):
    Introduction
    Get your finances in order!
You need to have money saved for closing!
Get with a lender to figure out approx. how much you’ll need to bring to closing, depending on how much you want to spend on a home!
You need to have steady income coming in!
You can’t have too much debt on your plate!
You need to avoid issues like not paying your current bills or bankruptcy!
Is your personal life in order?
Do you have a steady job or are you thinking of relocating for a new job?
Could your job ask you to relocate?
Are you thinking of switching careers?
Talk about my own experience when it came to purchasing a home!
Could a relationship take you to a new city, state, or country?
Could that relationship cause you to buy a home together and change the criteria of home you are looking for?
Share my thoughts on what the next 12-24 months of real estate could look like
Emphasize the slowing of the market in the fall/winter as it has for the last couple of years!

  • Ep 158 “It’s Time to Make the Offer on Your Home!”
Welcome back everyone to “The Really REAL Real Estate Podcast!”
For first-time homebuyers, it’s not uncommon to tour many homes before finally deciding on just the right home that they want to make an offer on, hopefully to purchase as their first home if their offer is accepted.  It’s also not uncommon, when that time comes to make the offer, for those same homebuyers to turn to their agent and go, “What’s next?  How do we make an offer on that home?”  Well, today, we talk about what exactly you need to do as a homebuyer to make that offer on your dream home!
    TALKING POINTS (3-5):
    Introduction
Official offers are always in writing
Discuss the Standard Agreement For The Sale of Real Estate
    Date
    Buyers/Sellers Names
    Price
    Address
    Financing
    Contingencies
    HAND MONEY!!!
    Closing Date, etc.
***The same ASR gets used in making all offers for any residential property in the Commonwealth of PA (2-bedroom condo. in Downtown Pittsburgh vs. 150 acres of farmland in Clarion County).***
What else does an offer include, besides the ASR?
    Disclosures
    Estimated Tax Sheet/Cost Sheet
    Pre-Approval Letter
How is it written and how is it presented to sellers
Not fully executed until all parties sign off
    Deadline for offers
What about making more than one offer at the exact same time???

  • Ep 157 “Winter is Coming (Time to Start Thinking About Downsizing)!”
Welcome back everyone to “The Really REAL Real Estate Podcast!”
It is the start of June – school is almost out, summer is right around the corner, vacations are on the horizon, and that can only mean one thing…it’s time to start thinking about winter! I’m kidding, but not really! Today, we are going to be talking about why June is the perfect time to be thinking about downsizing, especially if you want to be out of your current home before the next winter arrives!
    TALKING POINTS (3-5):
    - Introduction
    - This episode comes from several recent conversations I’ve had with clients who are looking to downsize now so they don’t have to spend another winter in their current home!
    - Time is on your side!
    - This is especially true when it comes to finding a new place to live!
    - It allows me to get a game plan together when it comes to finding you a new home either before or after we put your current home on the market!
    - The weather is perfect to complete any major projects inside or outside the home!
    - While we DON’T encourage large renovations when selling your home, it may take some time to go through a garage or shed or other areas of the home, especially if you have lived in the home for many years!
    - It’s easier/cheaper to purge the house as you pack up!
    - This includes determining if you are going to donate or sell certain large items that will not be going with you to your next home!
    - If you are still working, it’s not uncommon to have time off in the summer to be able to work on the downsizing process!
