I do agree you have to DO something to make things happen, you definitely need to hustle, and work hard for what you want to achieve, but that doesn’t mean at the cost and compromise of your health. You have to be in good health to build wealth that you can sustain and enjoy it for the long haul, otherwise, what is really the point?

So on today's episode, we're going to expand a little bit on making offers, particularly a three-step process we always utilize to get ready to make an offer on a house. I want you to adhere to this 3-step approach when making any kind of offer, including owner financing, subject to offer, and yes, even cash offers:

1. Learn about the seller's specific requirements and your competitors (other buyers potentially making an offer on the property)

2. Do some research on the seller or the agent so you are aware of who you are working with. 3. Explain to them that you are an investor looking at a number of other properties or that you are a family buyer looking to purchase a new home for your family (depending on your intent with the purchase)

I heard a quote this week that said, "life isn't about finding yourself, it's about creating yourself" and I love this quote because in my own life I see examples of how I've remixed it a bit to fit within the context of real estate specifically and that is, real estate is not about finding good deals. It's about creating good deals." To be able to play the game at the highest level, I've learned how important it is to be a creator, not a follower. You can't just look at the MLS and hope to "find" deals. Or get in your car and drive looking at abandoned houses to "find deals". Which those things may help, that's not all. You have to create opportunities that may not be visibly obvious to you or other investors. And so much of creating deals is focused on making solid offers. 

On today's episode, we're going to talk about how to make those offers with some muscle behind them that not only get accepted but also create deals that others would have passed on or not been able to successfully negotiate.

Information provides you an advantage, but can also be a crutch. Research before buying a property is a must. Why not learn everything you can with the Internet's tremendous resources literally at our fingertips? Most of us no longer have that excess of lack of access to information. But at the same time, don't consume so much information, do nothing with what you learn that's viable, and get stuck in the analysis paralysis phase. Learn about the housing market, identify suitable neighborhoods, and tour properties,  daily, weekly, monthly. I would even suggest looking at at least 100 homes online to see what you like, then making a list of your top 20 and seeing your top 3 in each of your top 3 cities you would like to live in. Call some of the real estate agents or investors you're considering and ask for their local market experience, resources, and advice. The U.S. Department of Housing and Urban Development's website and the National Association of Realtors' Buyers Guide offer free information.

On today's show, I'll discuss the next steps you should take when you're thinking about buying your first, or next property, either as a first time homebuyer, primary residence upgrade, or even an investment property.

From first-time purchasers to experienced investors, the home-buying process has many mistakes that I really need you to be aware of in the midst of all your excitement of buying a home. Buyers often make snap decisions based on emotion rather than logic. Most people want their own home… I get it. So, when faced with the seemingly scary task of picking a primary residence or investment property, it is super important to STILL have as much information as possible mixed with all the excitement and nerves. My team and I have received many inquiries about buying a home or investing in real estate. I usually advise following your heart, only after you do the math and apply logic.  Dare to follow your heart. Otherwise, you live alone with regrets.

There may be large buying opportunities occasionally due to widespread confusion about real estate financing and buyers' declining purchasing power due to high inflation and interest rates. We can both attest to the fact that limiting consumers' access to capital is essential for preventing wide price swings in the market because interest rates will peak to stabilize the economy and then decline to revitalize market activity and stimulate buying activity all over again. Spending grows the economy. It's the norm. But real estate has always been a hedge against inflation, making it a better investment for buyers with productive and tax-advantaged corporate structures that let you fully engage in the real estate market, have economies of scale, hedge inflation, and enjoy tax benefits.

There are many risks associated with vacant property investing. One of the main risks is an immediate stop to your  cash flow, which potentially could begin draining your investment and/or other investments. It may also cause unnecessary attention to vandals, robbers, and squatters. So, while you search for tenants, take all necessary precautions to ensure the security of your property so that it's not subject to investors starting to target you to sell below market value or squatters starting to target your property for illegal occupancy.

Buying your next property and making some progress is better than no progress at all, but that doesn’t always yield success. Buying vacant or abandoned properties is not something you jump into with both feet, blind but optimistic. You have to take time to learn about the landscape and jump into it when you have a bit of muscle build from acquiring some foundational education, tips, tricks and guidance, even from a mentor. This will help you know which vacant and abandoned properties are worth pursuing. Not every property is worth pursuing, let alone buying. You have to have the foresight in mind to plan strategically and the weight of the knowledge you have acquired will help you flow through the rocky pastures that you will encounter at one point or another.

A lot of investors don’t know how to find vacant and abandoned properties and their owners, but the good news is you can compile your own list by simplifying your search. There are strategies that have been used for many years and are still proven to be effective today, including driving for a dollar, marketing, asking local post office workers about their routes, using public property tax records, asking the community and neighbors, sending direct mail letters and postcards, and so many more. These strategies don’t require a lot of time or resources, but they do require some of both to be employed consistently before you will see results on your efforts, time, and invested dollars. You just need to adjust your normal driving routine or have people on the ground to do the research or field work if you cannot. When you become intentional, it’s surprising how frequently you will come across vacant and abandoned properties in your community and other communities you may frequent. Finding a vacant home can take some effort, but it’s worth it. Always look for them using  many different sources to maximize your success.

If you are looking to diversify your real estate efforts into less conventional but profitable avenues, investing in abandoned or vacant property is a great way to do it. The beauty of abandoned or vacant buildings will be a constant and never-ending real estate investment strategy. As with many things, the visual value of abandoned property is always subject to one's individual eye for opportunity and design; you basically have to be a bit of a futurist, looking past its present condition of what it is and into the future of what it has the potential to be with improved aesthetics and design. On the contrary, vacant properties can be a problem for those who live nearby and have to see them every day, but for an investor, it can present a once-in-a-lifetime holy grail sort of opportunity to make a sizeable profit from the forced appreciation you can create through renovating these types of properties. However, it’s not uncommon for even the most seasoned investors to lack familiarity in dealing with vacant properties, finding their owners, financing them, or any other aspect of this strategy because there are so many unknowns. However, on the flip side, if you are someone who wants to scale your real estate portfolio, this approach could yield some impressive deals if you know what to look for, target, and equally important, have patience in the process.
