  • CAP Rate

rate of return of an investment property based on the income (NOI) that the property is expected to generate

allows to compare investments with each other
the lower the cap rate, the more expensive the property
you make money in the differential between the cap rate and the interest rate on the debt

  • NOI - Net Operating Income

Gross income (rents, ancillary income such as laundry, parking),
to which we usually subtract a vacancy rate and an economic vacancy (difference between the actual rental income and the gross potential rent of a property)
and then the operating expenses: PM, insurance, property taxes, snow removal, lawn care, repair and maintenance (higher on older buildings)
Allows to calculate purchase price if you have the cap rate: NOI/Cap rate
Cash on cash is calculated once we deduct the mortgage payments from that number
