• Go in this order, but do them all at the same time

Step 1: Leverage personal finance

• Level 1: Leverage to a positive cash flow and a debt-to-asset ratio of 5% or less
• Level 2: Your personal cash flow needs to be at $10,000/month after expenses
• Level 3: Your net-to-income ratio doesn’t matter
• Level 4: Determine the amount of monthly income you want to make, and then decide how many streams of income you want to achieve this goal

Step 2: Leverage personal credit

• Level 1: 720 is your target credit score with less than 2 inquiries on your report
• Leverage your personal credit to $100,000
• Forget your credit score; it’s leveraging that score that’s relevant
• You can get inquiries removed from your credit report
• Level 2: Make sure all the data on your credit report has one name, phone number, and address
• Level 3: There is a proper way to apply for credit cards
• Level 4: You need at least 2 big traders; then go after medium and small traders later
• Every credit card is not created equal
• There’s a difference between American Express Platinum and Discover Gold
• Apply for the big boys first
• Level 5: Explore trade lines; they are very useful
• The older the account, the better it is  
• Antonio uses his credit like business
• “I don’t spend money where poor people spend money.”
• Spend money where the rich spend their money

Step 3: Leverage business finance

• Level 1: Income is not profit
• Opportunity cost — it costs money even when you’re not spending money
• Ex: A grocery store only keeps 1%-3% of its income
• Level 2: Revenue is not income
• Bringing in revenue is not money you can actually spend to do anything with
• Level 3: Lack of working capital will kill you before actual death will 
• Level 4: Working capital is not money
• Level 5: Working capital is time
• How much time can your business stay alive
• It’s the money you need to produce, sell, and market your product to the end user in order to qualify for profit
• Level 6: Profit is the money that is left over after all expenses, including salaries
• Level 7: Revenue is money that is not income. It is money that other people have their hands on, and you have to get their hands off of it
• Level 8: Getting bigger doesn’t mean making more money
• You double your bills and have the illusion of making money
• Level 9: Profit = freedom

• For one of the apartment complexes Antonio is acquiring, the rent is $500-$570 ($300 less than fair market rent)
• They’re asking for $1.2 million, but are only bringing in $147,000/year

Antonio’s Guide to Multi-Family

1. Investors take advantage of the market

• Investors don’t make it emotional
• When the market gets saturated, that means something has changed
• The single-family home is saturated, which means the rental market is booming
• The goal is not to buy; the goal is to buy intelligently

1. As an investor, you need to do the opposite of what the masses are doing

• When someone gives you their check, it pays your expenses and should pay your debt services.

Numbers for the Multi-Family 

• Fair market rent for apartment complex
