  • Mo Regalado: The Social Media Blueprint for CRE Leads & Community

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Mo Regalado, founder of MoVO Media Marketing—the heartbeat behind some of CRE's biggest social media presences, including Bob Knakal and Beth Azor. Mo is StoryBrand certified and has spent over a decade turning passive scrollers into leads by getting the message right.

Mo didn't start in social media marketing. She built her foundation in radio as a news director and assistant program director, learning the art of infotainment: educate, engage, and entertain. In 2012, she started MoVO Media doing voiceover work for brands like Adidas and Kings Hawaiian. She grew a major brand's Facebook page from 821,000 to 1 million followers in nine months, served as marketing director for a Harley Davidson dealership (taking them to #1 in the world twice in 2017), and officially entered commercial real estate in 2021 with Beth Azor.

Today, Mo and her husband Hector run MoVO Media full-time, offering social media management, websites, CRM, and automations for CRE professionals. She co-hosts two shows: A Cup of Joe with Corey and Mo (5:30am M/W/F on Instagram) and Social Surge with Fly Jamerson (LinkedIn, twice a week).

They dive into why strategy matters more than posting frequency, how SEO is now AEO (AI Engine Optimization), why your friends' opinions don't matter if they're not transacting with you, and Mo's signature advice: stop overthinking and just post.

    🎯 Topics covered:

    • From radio to social media: the infotainment formula
    • Growing a brand from 821K to 1M followers in 9 months
    • Taking Harley Davidson to #1 in the world with personal touch
    • Why Mo only works with commercial real estate clients
    • The marketing funnel: social → website → CRM
    • Strategy over frequency: why you need a plan before you post
    • SEO is dead—long live AEO (AI Engine Optimization)
    • Why ChatGPT and Gemini are pulling from LinkedIn and YouTube
    • Stop listening to friends who won't transact with you
    • The cult of Mo: building 11,000-member communities
    • Why LinkedIn is becoming a real community (and that's good)
    • Final advice: stop overthinking and just post

  • Michael Mastro: The 10,000-Year Science Behind Productive Spaces

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Michael Mastro, an internationally renowned expert in Vastu Shastra—the ancient architectural science that optimizes energy flow for well-being and success.

For over 40 years, Michael built a massively successful construction company, constructing 15,000+ homes and 20+ million square feet of commercial space. As an architect, he designed buildings for Microsoft, Amazon, Boeing, Oracle, NASA, and Nordstrom—all using Vastu principles. He worked directly with Bill Gates on Microsoft's first building in Bellevue, applying energy alignment techniques that supported productivity and growth.

Michael is director of the American Institute of Vastu, co-author of The Way of Vastu, and has presented on the Dr. Oz Show. In 2015, he was featured at the United Nations and named one of the top 100 trailblazers in yoga and Ayurveda worldwide.

They dive into how Vastu differs from Feng Shui, why facing north or east at your desk boosts productivity by 20% (backed by double-blind studies), and why sleeping with your head to the north disrupts rest. Michael explains how Google employs full-time desk placement specialists, how clutter blocks success, and why everything—from toilet placement to building shape—affects your career, health, and relationships. This isn't woo-woo spirituality; it's a 10,000-year-old science grounded in energy, direction, and the five elements.

    🎯 Topics covered:

    • Meeting the Beatles' guru and discovering Vastu in architecture school
    • Designing Microsoft's first building with Bill Gates
    • Double-blind studies: facing north/east increases productivity by 20%
    • The five elements and their directional meanings
    • Why building shape and missing corners affect energy flow

  • Allen Buchanan: 42 Years, One Firm, and the Faith-Based Framework Behind It

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Allen Buchanan, SIOR, Principal at Lee & Associates Commercial Real Estate Services in Southern California. With over 42 years at one firm—a rarity in commercial real estate—Allen has built one of the most respected careers in industrial brokerage while staying true to his faith, family, and unwavering principles.

Allen didn't start in CRE. After his father told him he "didn't know squat" and refused to hire him into the family soft drink business, Allen spent five years with Procter & Gamble before walking away from a promising corporate career. He chose Lee & Associates in 1983 because of its culture, collaboration, and family feel—and he's never left. Along the way, he became an SIOR designee, a 10-year contributing columnist for the Southern California News Group, and the author of The Sequence, a framework for sourcing, qualifying, and executing CRE transactions.

They dive into why relationships still trump technology, how Allen's wife vetted his job offers (yes, really), the mistake rookies make by thinking too short-term, and why he stopped drinking in 1991 to protect his family. Allen also shares his blueprint for longevity: faith first, consistency in social media, qualifying over chasing deals, and working with clients you can be yourself around.

    🎯 Topics covered:

    • Why Allen's dad refused to hire him into the family business
    • How Procter & Gamble trained him for CRE (but cost him family time)
    • Why he brought his wife and baby to job interviews—and what it revealed
    • 42 years at Lee & Associates: the culture that made him stay
    • The biggest mistake rookies make: thinking in semesters, not decades
    • Getting his SIOR designation at age 60 (and why it mattered)
    • Starting his blog in 2009 when only 3 brokers were doing it
    • Why he stopped drinking in 1991 and went plant-based in 2014
    • Faith as the foundation for every decision since age 14
    • The Sequence: why qualifying is the most underutilized skill

  • Amy Calandrino: From Boutique Brokerage Founder to Corporate Pivots

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Amy Calandrino, a 15-year CRE veteran who made a bold pivot—closing her boutique brokerage, Beyond Commercial, to join Cushman & Wakefield in Orlando. Amy is also the host of The Performance Mindset Show (top 5% globally on Apple Podcasts), author of From Perfect to Real, an avid golfer, wife, and mom of two.

After running her own brokerage since 2010, Amy reached a turning point in 2024. She realized if she wasn't going to scale, it didn't make sense to stay a "glorified solopreneur."

So she explored her options, had 20+ conversations, and ultimately chose Cushman for the runway, support, and family culture it offered. Nothing about her entrepreneurial spirit changed—she still hosts her podcast, invests, writes, and mentors—but now she has a team, resources, and the freedom to focus on deals instead of operations.

They dive into intuition, integration over balance, the power of saying no to assholes, and why your past doesn't define your future. Amy shares how she paid her way through college working every job imaginable, why she left her brokerage after 15 years, and the one phrase that changed everything: "Consider yourself a free agent."

    • Why Amy closed Beyond Commercial after 15 years to join Cushman & Wakefield
    • The moment in Vermont when everything clicked
    • Work-life integration vs. work-life balance

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Marcy Moneypenny, founder of The Moneypenny Collective—a leadership platform built to help mid-career women in commercial real estate strengthen their confidence, elevate their visibility, and step into opportunities they've earned.

After 35+ years in corporate CRE—most recently running Avison Young's brokerage office in Denver as one of only two female brokerage leaders in the market—Marcy left to build what she'd been doing on the side her whole career: coaching, mentoring, and advocating for women. She brings decades of experience leading teams, advising clients nationally and globally, and navigating a male-dominated industry as a single mom who refused to accept mediocrity.

They dive into the invisible work women do, the boundaries that change everything, and why "no" just means "not yet."
