Small multifamily investing
Transitioning to mixed-use and commercial real estate (He bought Sweeney's Saloon)
Mentorship, values, and building community through real estate
In Episode 20, we sit down with Will Rolf — a real estate broker, manager, and investor based in Cathedral Hill, St. Paul. Will began investing in the 1990s while working as a Realtor and slowly scaled from small multifamily properties and single-family homes to larger commercial buildings, including restaurants, sober living housing, and other mixed-use real estate. His consistent investing allowed him to retire from full-time sales around 2010.
While Will isn’t Adam’s literal father, his influence has been deeply personal and profound. Over the past decade, he’s provided steady guidance — not through lectures or deals, but by simply living with integrity. Will leads by example as a father, business owner, community member, and friend. He even gave Adam a chance when few others would. This episode is a heartfelt conversation full of life wisdom, investing strategy, and appreciation.

The origins and consequences of rent control in St. Paul
Planning Commissioner Nate Hood’s case against rent control
How zoning and building codes impact housing supply
What investors are seeing on the ground vs. what policy promises
Honest disagreements and shared goals for St. Paul’s future
In Episode 19, we sit down with Nate Hood — a dad, husband, real estate investor, and St. Paul Planning Commissioner. Nate resides in Ward 3, works for Hennepin County in Community Works, and formerly served as chair of the Highland District Council’s Transportation Committee. He also happens to be Tim’s neighbor.
We discuss the ripple effects of St. Paul's rent control ordinance, investor sentiment, and unintended consequences for housing development. The conversation also branches into building codes, zoning policy, and how public narratives sometimes clash with market realities. While we don’t agree on everything, we share a deep concern for the city's future — and this episode models how civic discourse should be done.

Breaking into real estate through drywall and trade work
Learning by working for house flippers
Starting and scaling a house-flipping business
Transitioning to high-end flips with $2M+ ARVs
Managing multiple businesses: flipping, property management, and sales
In TCREI Show #18, we welcome Corey Wright, a Minnetonka-based real estate investor with an incredible story of hustle, learning, and long-term growth. Corey grew up in North Minneapolis and started out in the trades, installing sheetrock for local home flippers. But his curiosity and work ethic opened bigger doors — networking with other tradespeople, learning the ins and outs of real estate, and eventually flipping his own properties.
Today, Corey runs multiple real estate businesses, including flipping, property management, and sales. His depth of knowledge in home construction allows him to identify opportunities others miss, and he's now flipping homes with ARVs over $2 million.
Corey's story is a reminder that consistent work, curiosity, and a willingness to learn from those around you can turn any job into a launching pad. We loved having him on the show — and we think you’ll love hearing his journey.

Resources every Twin Cities landlord should know
In TCREI Show #17, Brad Schaeppi joins us for a wide-ranging conversation on all things Minnesota landlord law. Brad is a full-time attorney, landlord, father, former city council representative, and fifth-generation Minneapolitan — giving him a rare and valuable perspective on real estate policy, practice, and legal process.
This episode is a deep dive into the evolving legal landscape for landlords in Minnesota, Minneapolis, and St. Paul. We cover screening, evictions, local renter protections, and how school districts and neighborhood shifts influence long-term portfolio strategy. Even in two hours, we barely scratched the surface.
Brad shares a wealth of resources, legal clarity, and real-world insight that every landlord or aspiring investor should hear. If you manage rental property in the Twin Cities — or plan to — this is a must-listen.

Househacking a historic duplex in Hastings, MN
Turning a unit into a successful short-term rental (STR)
Using real estate to subsidize travel and lifestyle
Quitting a W2 job to pursue real estate full-time
Launching an STR management business with virtual assistants
In TCREI Show #16, we’re joined by long-time friend of the show Andrew Street — and it’s about time! Andrew and his wife Tammy bought their first property in 2020, a beautifully preserved 1860s up/down duplex in Hastings, MN. With guidance from Adam and Tim, they turned the upper unit into a short-term rental (STR) — and it covered their mortgage.
What followed was even more impressive. The couple hit the road in their RV, traveling the U.S. while the duplex cash flowed in the background. Andrew eventually quit his W2 job and launched an STR management company, leveraging virtual assistants in the Philippines to run operations remotely.
Andrew’s story is an example of what’s possible when you act boldly and intelligently on that first deal. He’s humble, sharp, and doing great things — and we’re excited to share his journey with you.

Minneapolis rental, housing, and small multifamily data
What the latest numbers say about affordability and inventory
Surprising trends revealed through local sales data
Why context matters more than spreadsheets alone
How to use data to develop investor perspective
In TCREI Show #15, Tim and Adam go guest-free for another data-focused deep dive, this time spotlighting the Minneapolis rental and sales market. This episode builds on discussions from the Twin Cities Real Estate Investing Meetup, a monthly in-person event where local investors come together to learn and network.
We share our latest findings on multifamily sales trends, rent-to-price ratios, and investor behavior across Minneapolis. But more importantly, we talk about how to actually use this data. As Tim shares, he’s bought deals that looked terrible on paper — and made them work. Others have chased great-looking spreadsheets and lost.
Perspective is everything. Understanding how a deal compares to market averages and rarity gives you the confidence to move quickly — or to wait. Whether you’re looking at a new listing in Linden Hills or a fixer in Powderhorn, this episode helps you put it all in context.

Why househacking still works today
In TCREI Show #14, we sit down with Abby and Vicky Hidalgo, twin sisters and Twin Cities househackers who’ve built a modest and effective portfolio of small multifamily properties. Their journey started with a bold move — leaving the comfort of a single-family home in Farmington for a duplex in the city — and it’s grown steadily since then.
We first met Abby and Vicky at one of our monthly investor meetups, and they quickly became friends of the show. Their openness, energy, and honesty make this episode both inspiring and relatable. If you're thinking about househacking, especially as a couple or team, this one’s for you.
Note: Abby’s microphone had technical issues during recording, so audio quality varies throughout the episode. Thanks for bearing with us!

Starting with a flip while stationed in Kansas
Using flip profits to fund multiple househacks
Strategic growth through B-class multifamily in St. Paul
Transitioning from corporate property management to full-time sales
Gradual move into commercial real estate
In TCREI Show #13, we’re joined by Adam Widder, a commercial asset manager and former corporate property manager based in Crocus Hill, St. Paul. Adam’s real estate journey began with a flip in Kansas, completed while he was serving in the military. That project funded his first two househacks — a triplex and a duplex on the West Side of St. Paul.
Since then, Adam has househacked five times, building a reliable multifamily portfolio in solid, working-class neighborhoods. In 2021, he left his job managing institutional assets and pivoted to full-time sales. Today, his focus is on commercial real estate, both personally and professionally.
Adam is a smart, strategic investor who’s always looking to refine his process. He’s also a great friend of the show, and we’re thrilled to finally have him on as a guest. With any luck, he’ll become a regular voice on the podcast moving forward.
