    Today on Unstoppable REI Wealth I am joined by Ruben Izgelov.
    Ruben had over a decade in the real estate industry – acquiring, flipping, developing and financing over $500 million worth in real estate – Ruben has quickly become a renowned real estate expert, speaker, and guide for many professionals in the industry.

    [00:03:25] Eventually I was introduced to real estate, right around 13, 14 years old. One of my cousins who was actually a flipper at the time, doing it the old school way door knocking on doors and trying to convince sellers to sell their property to him and he had a hard time with people opening doors. So, he asked me as a 13 year old, he's like, you know what? You're young, you're cute. You know, I think people would open the door for you. Why don't you come and join me and help me. So that's exactly what we did for the summer.
    [00:07:52] I started flipping, and my go-to guide my mentor to this day. He's my mentor was my hard money lender. Don't get me wrong. He was charging me an arm and a leg. I think I was paying anywhere between 14 to 15% with two and a half to three points at the time. But it was well worth. It, it was worth every single penny for me, but he was old school. He's still around. God bless him. But he was old school, no emails, you know, only phone calls, notes. Only fax machines and we thought that we can definitely change the bar market and definitely improve on it.
    [00:14:30] So as private lenders, our focus is always the asset, right? We want to make sure that, you know, the borrower, that the property is profitable when they're buying the property and flipping it we want to make sure that the property is vacant or not. Doesn't really matter, but we just want to have that those numbers in mind and have those assumptions that are. So our real focus is the asset in the beginning, but then also we want to make sure that the borrower has a track record. And if they don't, that's fine.
    [00:14:55] 620 credit for us is excellent credit we want to make sure that the borrower has enough liquidity to not only buy the property, but also start the renovation because when we fund the project to the leverage point, I don't think we even touched on that. And depending on the borrower's experience, we can go up to 90% of the purchase and a hundred percent of the construction cost that huge.

  • Former Chemical Engineer, Section 8 Rentals and 8-Figures with Jhanel Wilson
    Today on Unstoppable REI Wealth I am joined by an incredible woman in Jhanel Wilson.
    While being a full time chemical engineer, Jhanel used loans and credit cards to stop her dads property from being demolished and sold at auction. After going through the usual ups and downs of the renovation process, she successfully completed the project and began cash flowing, immediately seeing the power of real estate.
    Through the years, she has strategically used leverage, built relationships, developed different strategies which lead her to be financially free since 2012.
    Today, she is the Founder and CEO of The Savvy REI with an eight-figure portfolio and on a mission to share her 17+ years of hard lessons & personal strategies to help people understand, master and succeed with real estate investing.
    At the age of 22 Jhanel's first property came with all of the challenges and then began cash flowing $700 a month. At that point she realized she could definitely make more money in real estate than she ever will with her engineer job.
    Jhanel teaches how to utilize credit cards and hard money loans while building your real estate portfolio.

    * [00:03:47] And then I had to actually refinanced and use the equity in the house to pay for the rest of it. So since I started on libraries, I continued through leverage
    * [00:07:48] You know, the tenants would complain about them. They would pay the wrong bills and it was just a hot mess. They were more to manage them. So we decided to get property management software, we use building them. And so we can pretty well, we just use what they use. We do a better job than most property managers, I would assume.
    [00:08:05] Plus I rent with the section eight and a lot of property managers don't like section eight. I feel like they just know how to manage them. So we manage our section eight. We know how to use the tenants. And so we do every job I was thinking about having a harden management company actually.
    [00:09:58] Billy: Take us through how you go about vetting your tenants to make sure they're good tenants.
    [00:10:22] Jhanel: So, this is the thing, because I don't have to worry about getting paid. I don't pop out people based on their income. So that gets split up a huge qual heart that people have to go through. So it's like first you got to find people that can afford it. And then you have to find people who I have a good personality.
    [00:10:36] So, because I don't have to worry about the income part that leads me to. On the personality and other things about them. And so the biggest, the worst kind of tenants are entitled tenants. And it's because you can never make them happy, no matter how awesome you fix things, no matter how often you try to fix them, that we're talking to them, they're just not happy.
    [00:17:49] I'll put in a new vanity and once you put a layer of paint on everything, it looks good. So I just focused on painting kitchen and bathrooms, and I like Hardwood floors. That's probably the only thing that I consider first, but it looks really nice too, but it lasts forever.

    Welcome back to Unstoppable REI Wealth. Today I am joined by Dan Rochon. Dan is an absolute power house in business and real estate. He wrote a book that you get to hear about and the info that Dan shares is so good that at the end of the show I am committing to ordering the book and reading it myself so go grab your copy as well.
    I few moments in time during this episode that I need to point out;
    [00:09:21] Dan: I am about three months into the book realizing like, oh my goodness, I'm actually writing a book here. And that's when I realized what I was doing. But to say about that dedication, John Maxwell, who's an author and a coach, you know, influential person. He was, at a conference that I was not long before I started writing. And he was there to teach a concept about dedication. And he used his own work of writing where he says, listen, there's not a day that I don't write, even if it's 10 minutes
    [00:12:30] Dan: Then I'll talk to you about lead generation, organization, building and leadership. So what gets in our way, what gets in our way is typically there's, there's something that I teach in the book of accounts that have called if yes, then how, and so when I'm coaching, I'll ask people about what is it that you want to achieve?
    [00:17:55] Billy:And I knew specifically my what was real estate investing. I knew my why was honestly had no Fing choice because I was broke and $14 million in debt. But what I didn't know is that how and I really didn't give a shit. About the how, because I knew that how I needed to figure out or find somebody emulate the as success, leaves, clues to figure it out with me.
    [00:21:40] Dan: What you have to understand is what is the basic premise of any business and any business, whether if you're a real estate investing, real estate sales, dental hygienist, dental repair or whatever the case may be. In my other office, that's been there for about 15 years. I've got this blue piece of. That has laminate and it says I am not in the real estate sales business. I am in the lead generation business specializing in real estate sales.
    You hear that? Let it sink in. We are all in the LEAD GEN business!

    (35:41) That's our job to be able to mitigate that risk a for our protection and protecting our money. But if you, as an investor, I think to them is always like, I want to see you succeed because I want you to come back to me for your second, third, fourth, fifteenth.
