[06:38] Why should we continue to do these duplexes when it’s the same amount of work if we’re gonna go a 13-unit or bigger? So, for us the rationale just made sense, there is no fear at that point. We’re hitting the books and podcasts endlessly, trying to figure out the next step. We were nervous but we don’t really have that fear. I recommend getting educated to be able to face that.   

[20:43] People have to know, trust, and like you. They have to understand what you are doing. When people are confused, and they don’t understand what you are telling them, they’re gonna say no every time.

We reach out to them, not asking for money because when you ask someone for money the first thing they say is no, but just to talk about what we are doing. [16:36] I knew I had to get in the same room with people who are doing bigger things, that could be my training wheels and that accelerated our growth exponentially. [32:25] We’ve had a few people as potential partners where they sounded great, they knew what to say, they knew how to act, and then we get some background check and find out that we’re fourth in line to get hosed by them and that helps.

Conservation easement - a voluntary, written agreement between a landowner and the “holder” of the conservation easement under which a landowner voluntarily restricts certain uses of the property to protect its natural, productive, or cultural features.

[02:45] You’ll find out what your partner is like when things are going poorly, not when things are going great. 

[04:13] In my opinion, a worst-case scenario in real estate is a whole lot better than the stock market. In the stock market, you’re stuck and good as zero, in real estate you have collateral, you have insurance, and you have a mortgage potentially that you can foreclose on. There are ways that you can get your money back.  

[05:51] When times are hard, have long-term debt. If you can’t have your place free and clear, which I don’t recommend I think debt gives you leverage which is a great benefit to real estate. So have long-term debts you can get through bad times.  

[09:10] One of my favorite parts of Real estate investing is Tax savings. I’d like to pay as little taxes as possible. I’m hoping this year or maybe next year I’ll actually get down to zero taxes.

[24:40] General partners get their equity from working, and limited partners get their equity by capital. A general partner should also be a limited partner, they should be working and putting in their capital. So as a GP, you have to understand the process, and the people you’re working with and it is a lot of work. If you have the capital, then being an LP is a great way to go.

[25:10] I’m very warm with people but very cold with numbers because if I don’t get the right price, I cannot help you. If I’m not straight up with saying no that this is not going to happen, the numbers won’t allow it and you’re asking too much then it’s creating an environment where me and the seller against the bad guy which is the numbers. Because at the end of the day, cash makes the decision at least in my world. 

[25:51] It’s really helping someone serving at a level where you can be honest with them and be okay with them saying no as well. It’s okay if they don’t take an offer now, the fortune is in the follow-up.  They might not be ready today but maybe in 30 days, 60 days, or 90 days follow-up. 

[27:56] The more there is a disruption in the cycle, the more opportunity there is. I see a huge opportunity and we’re already seeing it, we’re buying hotels at half-price than what we’re buying a year ago. We’re buying really good deals, there’s always a segment of the market that is going to be affected by the down cycle than others so knowing what to buy will help you hedge your bets as things change. 

[43:08] Everyone wants to hide and doesn’t want to admit that they did something wrong which is very cancerous but when it’s celebrated, they’re excited to share with you what didn’t go up. It actually creates a lot more growth very quickly. The culture of hiding mistakes is terrible.
