IRR - The internal rate of return (IRR) is a metric used in financial analysis to estimate the profitability of potential investments.

CapEx - Capital expenditures are spendings used by real estate companies to invest, purchase, renovate, and maintain physical assets such as properties, technology, or equipment. Companies often use CapEx to embark on new projects or investments.

Bridge loan - A bridge loan is a short-term loan used until a person or company secures permanent financing or pays an existing obligation. It allows the borrower to meet current obligations by providing immediate cash flow. Bridge loans have relatively high-interest rates and are usually backed by some form of collateral, such as real estate or the inventory of a business.

[14:58] I think that the marketplace will dictate our decision-making. As an asset management team, we will make those decisions based on what the marketplace does. Our worst-case scenario is holding it for 5 years and hitting our returns. Our best-case scenario is maybe we’ll hit on IRR for 30 on 3 years instead.

[27:46] Had I not used that third-party vendor to help me build those budgets and to have a good business plan from the get-go, I would have ended up with that deal and my investors would have received mediocre investment returns.                 

[28:46] I don’t have a fiduciary duty as an asset manager in the State of Colorado. However, as a broker I do, and I think it’s crucial that we operate from that mentality that says, If my name is on it, I have to make sure that I’ll fulfill the promises that I’ve made with my investors. [06:32] Just because you can buy things with no money down, doesn’t mean that you should. I have learned the importance of not being over-leveraged, and it’s one of the first lessons that I learned.

[22:59] One way to look for smaller deals is that you should be proactive and call those for rent signs. Don’t be afraid to call these folks because you’ll never know what type of financial challenges they are facing and why somebody would possibly want to sell. 

[38:21] History doesn’t exactly repeat itself, but it rhymes. You can lose on a 48-unit building, you can lose in a market like Austin and Texas, even though it’s 2022, and we think everything is going to be great. Just be aware that it’s the market that dictates your success or failures and the actions you take within those market changes.

[33:00] We always try to buy three, sell one. You're always accumulating assets, but then you're disposing and getting some liquidity and having capital at the same time.

[07:45] To get a repeat seller to come back to you, I found that if you just act with integrity and honor and put the money and fee aside, people appreciate that.  

[10:23] Commercial brokers are not for the faint of heart, and I think most people know that. It’s about hitting the phones early on and it’s what helped me the most. 

[14:48] There are various ways to get the owner to open up. Sometimes, you get them talking and it isn’t going towards a sale at all, but they will come back to you after 3 months and out of the blue they’ll ask for a broker’s price opinion.
