Many experts predict we could see multiple Fed rate cuts by year’s end, giving buyers a rare window to snag a home before rates drop further (and prices potentially rise).

On the flip side, inventory in Ada County is at an all-time high, with 10–20% of listings dropping their prices weekly. Buyer demand is down, especially among first-time buyers, who now make up just 24% of the market—a 40-year low. But for savvy buyers, this means opportunity: negotiate now, then refinance later as rates decline. If you’ve been waiting for “the bottom,” you might just be looking at it.
