127. Why Realtors Working With Builders Is A Good Thing For The Customer

I've said this before real estate and building go hand in hand. As a broker and a builder, I've been blessed with the ability to help people more than just get the property and build them a home. Doing both real estate and construction has really helped me see what people want in these industries from dealing with both sides.

We get a lot of referrals from realtors. But I wouldn’t get those referrals without good working relationships with real estate agents. Realtors are a big piece of our building business.

But a good realtor will guide their clients in every aspect of the industry. Not just with the sale or with a lender, or title company.

So this is where realtor and builder relationships happen.

I've worked with a lot of realtors over the years who brought us customers. Some good and some bad.  There is a big difference between the good and the bad and that’s what I’m going to touch on today.

So how things work down here is that when a realtor sells an empty lot they usually are asked to refer a builder.  The client has gone through the sales process with this realtor so more than likely the trust has been built.  When asking the realtor for their opinion the realtor should have knowledge of the local builders in the area because they are a representation of the client. They send them to a builder and the client has a horrible experience well who do you think that client is going to point to? So clients getting a lot to build work with a realtor that has knowledge of builders. I've done episodes on what to look for in a builder so we won’t go there. Let's keep the focus on the realtor builder connection.

The realtor should give the client only a couple of referrals tops. Don’t give them a list of referrals and make them go to each one. Narrow down that list.

Most realtors are compensated for builder referrals so don’t just send people to the one giving bigger compensation -Nova example

Realtor compensation should not affect the builder's overall price - our price is our price

A realtor should attend the build meetings and act present but not get too involved in the conversation.

A realtor should help the client narrow down their decision and don’t make it based on cost. Make it based on the long term

Realtors should check in on the clients and on the project
