Cracks in the render? Dampness in the walls? Our latest episode reveals the importance of hiring skilled professionals for property inspections. Don't make costly mistakes like I did! Tune in to unlock valuable insights and protect your investments.
Welcome back to another thought-provoking episode of A Wealthy Life! In today's episode, "What Don't You Know About Property [Part 2]," I dive deeper into the world of property investment and explore some crucial aspects that can make or break your real estate endeavours.
I start by emphasising the importance of hiring professionals to conduct thorough inspections, particularly for dampness in buildings. From specialised tools to expert techniques, these professionals provide accurate reports that can save you from potential headaches down the line.
Drawing from personal experience, I share a story of an unsatisfactory structural survey. Despite spending a significant amount of money, the information provided was deemed irrelevant, inaccurate, and not a true reflection of the property's condition. This highlights the crucial role of experience and expertise in conducting such assessments.
As the episode unfolds, I'll uncover the challenges of identifying and addressing structural problems in properties being sold. From attending auctions to striking up conversations with fellow buyers, I'll offer valuable insights on how to navigate the buying process effectively.
We also explore the world of valuations, where I'll explain how estate agents may overvalue properties to appeal to sellers. By understanding the nuances of property valuations, you'll gain insight into the true worth of a property and avoid falling into potential traps.
But it doesn't end there! I'll delve into the different approaches to buying houses before and after the pandemic, share stories of spotting problems in properties, and stress the importance of balancing the cost and usefulness of a full structural survey.
Join us as we uncover the secrets of property investment, learn from my experiences, and gain invaluable knowledge that can help shape your own path to a truly #WealthyLife. Whether you're a seasoned investor or just starting out, there's something for everyone in this episode!

Episode 72: Can You Go Away and Leave Your Portfolio?
Property investment is not just about acquiring and renting out properties – it's a business that requires proper management systems in place. Even with good systems, things can slip through the cracks. But don't worry, I've got you covered!
In this episode of A Wealthy Life, I delve into the importance of having good systems in place for property investment. I'll emphasize that even with good systems, things can still slip through the cracks. I'll stress that property investors need to do more than just acquire property and put tenants in; they need to receive rent, stay legally compliant, maintain the property, and ensure it remains a profitable investment.
I'll advocate for having systems that allow investors to take extended holidays or be away for extended periods of time. Then, I'll reiterate that property investment is a business and needs to generate income, with expenses deducted to determine profit. Finally, I'll discuss the options for managing rental properties, whether through a letting agent or by taking on all management responsibilities as a landlord.
Join me on this insightful episode of A Wealthy Life as I dive into the intricacies of property investment and provide valuable advice for successfully managing a property portfolio!

Are you interested in the world of property investing? This episode is a must-listen! Join me, Vicki Wusche, as I discuss the importance of having a strong team to support your property investments.
On this episode of A Wealthy Life, I'll emphasise that, without a team, investing in property can be a time-consuming and fruitless endeavour. I'll highlight the need for a reliable team and trustworthy tradespeople to manage investment properties. And I'll share personal anecdotes and provide valuable insights into the intricacies of property investing.
I'll also explore the key factors to consider when hiring a letting agent, including assessing their ability to conduct regular inspections, handle financial aspects, and ensure property maintenance. I'll emphasise the need for letting agents to be knowledgeable about local tenants and property types, as well as up-to-date with legislation and regulations.
Later on, I'll discuss the importance of having a solicitor on your team to handle legal matters, such as conveyancing. And I'll provide advice on how to find a good one. Moreover, I'll touch on the importance of choosing the right broker for mortgage needs. Throughout the episode, I'll remind you that property investing is a serious business that requires a dedicated team.

In this episode of the podcast, I am joined by John, The Expat Property Guy. John shares his story of investing in property and how he has been able to achieve success in a challenging market. Together, we will explore some of the key insights from John's story. We will discuss the challenges of investing in property in Hong Kong and the UK, and how to overcome them. We will also share some of John's top tips for property investors.
John will encourage you all to network with investment communities. I will remind you all to invest for the long term. Property is a long-term investment, so don't expect to get rich quick. Invest for the long term and you will be more likely to be successful.
We will both urge you to diversify your portfolio. Don't put all your eggs in one basket. Invest in a variety of properties in different locations to reduce risk. And finally, we'll leave you with this: be prepared to walk away. If you are not happy with a deal, don't be afraid to turn it down. There will always be other deals. These moments are almost always blessings in disguise.

Want to make a better world? Be a better landlord.
In this week's episode, I'll talk about the emergence of the modern private landlord– and the legislation that followed it. Legislation, for landlords, is a complex and ever-changing landscape. While this legislation can be burdensome at times, it is necessary to create a fairer, more transparent, and safer rental market.
I'll explain how, as a landlord, you can stay compliant with the law, and provide decent living conditions for you tenants, by keeping up-to-date with the latest legislation, getting professional advice, joining professional bodies (such as the NRLA), and being proactive and fair.
Being a better landlord isn't always easy, but it is worth it. By following along, you can help make a positive difference in the lives of your tenants and in your community. The best landlords are those who treat their tenants like they would want to be treated themselves.
