Lena Guirguis is an entrepreneur, Real Estate Investor, Asset Management Consultant, wife, and a mom with businesses and brands spanning Canada and the United States.

Lena has co-founded numerous businesses including New Venture Management a Business and Real Estate Investment consulting firm established to provide business owners with proven organization structure and workflow. NV Property Management, a boutique-style firm founded to provide full asset management service offering its investors maximum returns, and tenants with quality, safe and, cost effective homes. Stilettos & Hammers™, an all-women's real estate investment network focused on education, providing tools, resources, and an ethical support network to help members make the right investment decisions based on their individual resources and risk tolerance; and Flex Space Inc, a collaborative workspace solution offering a variety of business suite solutions to entrepreneurs as well as individual landlords in Ontario.

Lena began her real estate journey at the age of 21 with the purchase of a mismanaged triplex in Eastern Ontario to buy, fix and hold. By the age of 25, she had acquired a multi-million-dollar portfolio.

About the Guest:
Anita did not start out in real estate as a Realtor, but as an investor. Looking to see her hard earned money work harder for her and to create a better road to financial freedom she reseated real estate as an investment strategy. It didn’t take long as she jumped in with both feet she, and her husband Kris, worked hard to purchase five rental homes in their first year while also having their first child. Anita was hooked.
While Anita has continued to grow and reposition her real estate holdings over the years, even winning a Canadian Real Estate Investor (CREW) award for her work. Her success here has given her a passion to help many others to do the same. Knowing what real estate can provide for others, Anita left her successful career as a chiropractor to become a Realtor.

She’s also not only an investor but also a brand new realtor (only 4 months in but working with experienced investors!) and coaches female real estate investors as well! Amy bought her first house at 19 and always loved real estate! She really loved the creative side of things and it shows! In January 2021 she and her husband purchased their first duplex in St Marys near Stratford, Ontario, and 5 days after they purchased a second duplex around the corner! They got creative with financing in order to do this and they scaled fast to 7 properties in 10 months! They have completed many unique conversions such as turning a duplex into a triplex, working on a garden suite conversion at another duplex, working on converting anther duplex which was an old chapel into a fourplex and turning their short term rental into a medium term rental in Goderich. Now they are looking to JV, they are looking at commercial properties & they also want to create a log cabin Airbnb mini resort! So many amazing strategies and it just shows how creative Amy really is!

About the Guest:
Carrie has always been passionate about real estate and started her investing journey in 2015 in Kitchener, Ontario. Carrie and her husband started off right away with multifamilies, specifically triplexes. Their home buying process was not a simple process, but luckily they made some money on their primary residence so they were able to get creative with financing. However, with their first property they inherited some bad tenants. There was a lot of drug use in the building, fighting with the neighbours, police visits etc. eventually they were able to get them out and they fully renovated the building. This project went relatively well and the building increased in value rather quickly. In 2019 they decided they wanted to buy another triplex in Kitchener. This time they were able to purchase a building that was delivered vacant. That  building didn’t need a lot of work and it was quite spacious. The reason they wanted these triplexes was to achieve the ultimate goal of buying a cottage. In August 2019 and they were fortunate enough to have the bank approve a mortgage for a back lot cottage that they purchased in a quiet beach town. Shortly after, they were hit with an STR bylaw. They have played the long game and have now made a considerable amount in equity but this road has not always been easy. They have been to the landlord tenant board three times, had to hire private investigators, had several tenants stop paying rent, huge arguments between tenants, had six out of six tenants vacate during Covid. She talks about the difficulties of being a landlord in Ontario but also how she stays motivated and her longterm goals.
