In this episode I break down four pieces of real estate news that all landed in the same few weeks and turn out to be one story told four different ways:

• The share of buyers who start their agent search inside an AI tool went from 17% to 67% in eighteen months, the fastest shift I've seen in this business, and a 2026 benchmark study found 91% of agents never show up when AI is asked who to hire in their market.
• New reporting on how AI agent recommendations may be quietly inheriting the same ranking systems Zillow built for its portal, and why the accurate version of that story is worse than the sloppy version going around.
• Zillow just posted 18% revenue growth in a flat housing market. I show you exactly where that money is actually coming from, and it's not home sales.
• 82% of agents now use AI to write their listing descriptions, up from 58% two years ago, and production numbers have barely moved. Adoption is not advantage, and I explain the exact mechanism why.

"Is AI going to wipe out my job?" is the right question asked the wrong way. Your job is never one thing. So the real test is to pull your work apart, piece by piece, and ask plainly which parts a machine can do and which parts still need a flesh-and-blood human.

Your capital gain is not your sale price.

That one misunderstanding costs Santa Clarita sellers real money every single year, so let me clear it up.

Your gain is your sale price, minus your selling costs, minus your adjusted basis. And your basis is not just what you paid. Every capital improvement you made over the years adds to it. New roof. Room addition. Pool. Kitchen. HVAC. Windows. Solar you paid for. Block wall.

Which is why the cheapest tax savings in real estate is a shoebox full of receipts.

Here is a real example. A married couple buys in Saugus in 2004 for $525,000. Over the years they put in $75,000 of improvements and they kept the paperwork. Basis is now $600,000. They sell in 2026 for $1,150,000. After about $70,000 in commission and closing costs, their gain is $480,000.

They are married, they lived there the whole time, so the Section 121 exclusion shelters up to $500,000.

Their entire gain is excluded. Zero federal capital gains tax. Zero California tax.

That $75,000 in improvements they could PROVE is what kept them under the line.

Now here is the part that should get every long-time owner's attention. That $250,000 single / $500,000 married exclusion has not changed since 1997. It is not indexed to inflation. Santa Clarita home values have multiplied several times over since then. The shelter has not moved an inch.

More sellers blow past it today than ever did back then.

I broke the whole thing down: adjusted basis, the two-of-five-year rule, 2026 federal rates, the 3.8% surtax, why California has no capital gains rate at all and just taxes it like wages, the 3.33% Form 593 withholding that surprises people at closing, depreciation recapture on rentals, and stepped-up basis.

The Santa Clarita Valley market on July 20, 2026, in plain numbers. 809 active properties for sale across all SCV cities, 165 in escrow, 13 coming soon, and 224 closings in the last 30 days, which is about 3.6 months of supply. We dig into the number that should stop every seller: 30 percent of active listings, 246 of 809, have sat more than 60 days, and that is almost always a pricing problem.

We cover why escrows fall out, running near 30 percent, and how most of it is buyer-side, someone financing a new truck or letting a lender pull their credit mid-escrow. The fix is simple. Ask your lender in writing before you touch your credit, and get the answer in writing.

Then the recent sales. Last 7 days: 53 closings, $800,000 median, $844,757 average, $428 per square foot, 22 days on market. A 1031 exchange lets you sell investment real estate and defer the capital gains tax and depreciation recapture by rolling the proceeds into another investment property. In this episode we break the whole thing down from the seller's side, both ends of the deal, in plain kitchen-table language.

A 1031 has hard deadlines and strict rules, so hire a qualified intermediary before you close and run your exact numbers with your own tax professional.

Here is what we cover. What qualifies and why your primary residence does not. The broad like-kind rule. The qualified intermediary and the reason you can never touch the money. The two clocks that run together, 45 days to identify and 180 days to close. The three identification rules. The money math, buy equal or greater, reinvest all equity, replace your debt, or pay tax on the boot. The down leg and the up leg. Delayed, reverse, and improvement exchanges. The California clawback and the annual FTB Form 3840. And the long game, swap till you drop, and the step-up in basis at death that can erase the deferred tax for your heirs.
