Sandhya built a successful corporate career in engineering as a project manager. Initially, she began investing in the stock market for tax advantages on capital gains. However, she quickly discovered that real estate offered a better path to diversification.
During her corporate career, Sandhya gained many valuable skills. She is comfortable with spreadsheets, making her a strong underwriter. Additionally, she learned how to manage large projects and think critically.
"If you have negative cash flow in your deal, recognize it, face it, and find a way to deal with it."

At the beginning of her real estate journey, Sandhya chose passive investing in multifamily properties to learn. She emphasizes two critical factors for passive investors to screen: the sponsorship team and the location.
Currently, Sandhya focuses on asset management. She highlights the importance of collaboration between the underwriter and the asset manager, especially when it comes to the numbers. Asset managers should also always prioritize the investors.
Sandhya shares her insights on navigating challenges when executing a business plan:
Expenses are increasing across the board. Be conservative with your underwriting to ensure your deals remain net cash positive.
If you're in a continuous negative cash flow, go onsite, address occupancy issues, and review all metrics to develop a plan.

Marc's concrete career began at a young age - just 6 years old - working alongside his father. He gained numerous skills and by the time he reached 20, made the bold decision to expand the family business.
After 7 years of hard work, Marc realized the limitations of his approach. Seeking a more sustainable path he delved into the world of entrepreneurship. He read books, listened to podcasts and educated himself.
"There's marketing, there's sales, there's operations, there's all these different things within every business, but every business is the same once you see them."

After learning about the industry, Marc focused on building a strong business. He implemented efficient systems and found the right people for the right seats. Recognizing his own visionary strengths, he sought a partner with operational expertise.
To scale his business, Marc slowly shifted his focus from concrete to general contracting. Around 2017, he invested in 20 units within a 70-unit townhome development in Las Vegas. By 2020, Marc had diversified his portfolio to include office spaces, land, and storage facilities.

Consistency is key! If you struggle with it, build a team to help you.
Building a strong brand is an investment. Don't shy away from allocating resources to your brand image.
"Anytime you're in America, I think you can always say that: investment here is the best of anywhere."

Marc Kuhn began his construction career with his Dad in 1994. He started at $1 per hour and received a $1 raise every year as he worked for his dad's construction company.
In 2010, Marc left his hourly job with $2,500 in his bank account.
He started his entrepreneurial path and opened MAK Construction, his first business. He has grown the construction company to over $25 million a year. They develop commercial projects both 3rd party and investment projects for their investors.
Since 2018, they have added over 200 units in the Midwest. The benefits of real estate have given him the freedom of time. His goal is to help investors reach financial freedom through real estate.
Today he owns and operates three successful companies that do eight figures a year.

Focus on proper estate planning - make sure to own your assets in LLCs instead of your personal name.
Depreciation is a key strategy to reduce your taxable income. By claiming depreciation on your properties, you can lower your tax burden.
Natasha currently owns a portfolio of 108 units across 7 properties. Her journey began in 2020 with a studio apartment in South Florida and her tenants predominantly consist of immigrant families. Natasha prioritizes location over property size when selecting investments.
A significant portion of Natasha's portfolio is syndicated. She is passionate about encouraging women to invest in real estate. With only 3% of women currently investing, she aims to bridge this gap.
"There are opportunities. It's just hard work but we need to do the work to grow the business."

Gib grew up in a CRE broker family in Kansas City. Following in his family's footsteps, he embarked on his own brokerage career over 30 years ago. Gib specializes in historic buildings and the urban landscape of Kansas City. He saw significant growth in the city's downtown area in recent years.
"Construction costs have gone up 40, 50% in the recent years and interest rates have doubled so it's a really challenging time for developers."

Gib dives into a project he began in the 1980s: the West Bottoms district in Kansas City. As a broker, he played a key role in the area's development. Recently, through Cushman & Wakefield, Gib facilitated the sale of many of these buildings to a buyer focused on revitalizing the entire West Bottoms.

Development-friendly local government is key: For large-scale projects, collaboration with a local government that offers incentives is crucial.

Nicholas began his career in finance in 2009. However, he quickly discovered that real estate was the true recession-resistant asset class. This led him to transition into the real estate field.
Nicholas dives into his approach to evaluating real estate deals in the current market. He recommends looking for deals with good cash flow and fixed-rate debt in markets with steady job growth.
"I tell all my investing partners, I'm not here to transact with you I'm here to build a relationship. This is a long-term business."

Nicholas shares the top 5 metrics crucial for passive real estate investors.
Cash-on cash: This metric focuses on the annual cash flow you receive relative to your initial investment.
Price per door relative to the market: This compares the price per unit (door) of the property to similar properties in the market.
Cap-rate: This metric is the NOI divided by the purchase price. Aim for a positive cap rate to avoid negative leverage.
Risk-adjusted returns: This considers both the potential return and the level of risk involved in the investment.
Yield on cost: Often overlooked, YOC factors in the renovation costs, providing a more comprehensive picture of your return on investment.
Nicholas points out that IRR shouldn't be the sole focus, as it can be manipulated by factors outside the investment's core performance.
Nicholas' firm is operating with the "2 and 20" method for acquisition fees. This translates to a 2% initial fee for investors, along with a 20% share of the profits once the property is sold. Acquisition fees typically range from 0.1% to 5%, depending on the deal size.

"There is the age of the property and then the location. So you could have a C class property in a B or A location."

Jorge began his real estate career by investing in value-add, C-class multifamily properties, eventually transitioning to higher-quality A-class assets. Now he manages thousands of properties.
According to him, it's more risky to operate C-class properties because of the tenant base and a lot of deferred maintenance. In contrast, A-class properties offer a lower risk profile due to their higher quality and reduced maintenance requirements.
"When your investors are caught off guard when they think the property is running fine, that's the worst thing."

Jorge is doing many syndications with passive investors. He recommends focusing on safer deals with good cash flow from the start and a solid return in 5 to 7 years instead of chasing high returns in risky 3-year deals.

"I'm kind of looking forward to this down part of the market, because there are many opportunities for those that are good at acquisitions, hunting for deals, and negotiating."

He also started and built a Construction Company bringing in over $30+ Million in yearly revenue & growing. He is now an Active & Passive Full Time Multifamily Real Estate Investor. Jorge and his company Elevate combined have acquired 7,737 Multifamily Units as the main Deal Sponsors. He has gone full cycle and exited out of 1,608 of those units and currently has $550M+ in Assets Under Management.

He has also now launched an in house management company, Elevate Real Estate Management, which makes him completely vertically integrated. Scott's journey in construction began at a young age, starting at 12 through his grandfather's business. He took the entrepreneurial leap in 2008 by founding his first company, focusing on residential remodels and development. In 2010, he transitioned to working for a commercial paving and concrete company

According to Scott, most properties need significant renovations every 20-30 years. He shares his 3 step renovation process.
Evaluation: Scott's company assesses the property's condition and understands the client's asset strategy to determine a budget.
Procurement: Once they have a clear scope of work, they prepare bid packages and qualify contractors.
Construction or Project Management: Finally, they create a detailed schedule and collaborate with tenants to minimize disruption during the renovation.

Toward the end of the conversation, Scott shares what he's most excited about in the construction industry currently. He's particularly enthusiastic about innovative new products hitting the market. For example, the private sector is seeing the introduction of reinforced asphalt in paving – a material that's both 100% recyclable and highly durable. However, Scott is concerned about the permitting processes that could add unnecessary costs and delays to construction projects.
