“The perspective that “Landlords”, that whole term, it’s just greedy people looking to go after money and make money. From a landlord’s perspective, those houses take a lot of money to buy, maintain, and continue to operate. So it’s not like you’re making a killing. You’re trying to balance your books personally with a big investment that you put into a house. … Again, I think realistically that the word “landlord” has its own negativity, but you have to evaluate people on their own merits.”

A residential real estate investor, Larry Seale, joins us to discuss how the local City of Gainesville government acquires property under the claim that it will be used for affordable housing. However, the city has left many properties untouched for years, even decades, citing that the cost to remodel or develop is too expensive.

Additionally, Larry also talks to us about how he acquired houses over the years, how he paid for those deals, how he kept rents low for tenants, and the importance of hard work. He leaves us with a takeaway: if you want to buy property from someone, give them a quality presentation along with a $ number on the offer.

It started in 2020, and that type of reaction, I don’t know if it's like internet/Twitter/things going viral, but somebody tweeting something can have this insane impact where we see 10x trading volume in the market for one day, and then it settles the next. We haven’t ever had this type of insane emotional response in the stock market before, and that’s something that the banks have had to adjust for operationally. We saw 10x volume during COVID, and were like, ‘Oh, it will settle back down'. Nope. … We kept seeing record breaking after record breaking volatility in the market.”

“I wanted to do some sort of horror variety show that was anthology enough that every episode could be totally different, but I also had the option to return to stories and play them out. Now I’m up to about 200 episodes. I have 20 or 30 recurring characters. All these different storylines, some of which connect, some of which don’t. The goal is that someone could listen to any random episode and get a beginning, middle, and end; get something satisfying. But then when you listen to more episodes, you start making these connections and seeing these recurring patterns. Because it’s an anthology, but it's all one universe. All of this happens under the same roof.”

We're joined by the creator of the podcast 'A Scary Home Companion', Nate Hensley. Having been an author for years, Nate decided to translate his work to an audio format, writing original scripts for hundreds of episodes. He loves what he does, he's found his niche, and now it's up to us to join the spooky journey.

"I say I lost a son."

Joined by a Certified Rehabilitation Counselor and family friend, Deanne Lamb, we have an honest and open conversation about how mental conditions have affected our loved ones. Both Hunter's brother and Deanne's son (one of our highschool friends) were diagnosed with schizophrenia. To say that this caused disturbances within each family would be an understatement.

In this episode, we question whether short term institutionalization is sufficient to address mental breaks. We discuss some of the outlandish behavior and beliefs that schizophrenics can exhibit, citing personal experiences. We touch upon the correlation between schizophrenia and homelessness.

Deanne leaves us with a humbling call to action: when someone doesn't act 'normal', look first with compassion and not with judgement.

"You never want to admit that that could be your child. So I didn't ever want any parent to go through what I went through - of not knowing what to do, where to take him, how to get him help. I spent hours and hours and hours on the phone calling places. And there's nothing… very little help out there.”
