  • Airbnb Simplified: Scaling into Lean ApartHotels with Dave Goodfellow - Episode #211

The short-term rental industry is a niched real estate industry of its own, and Dave Goodfellow was able to scale his operations within a unique niche of what he calls ApartHotels — giving him the most cash flow through a lean repeatable model.

An Aparthotel is a concept of building multiple units under a single roof. Dave began his short-term rental experiments first off in the rental arbitrage arena to then scale into ApartHotels. Today, Dave and his team target rundown hotels, remove all the operational hospitality space (i.e. restaurants, etc) or what Dave calls operational headaches, and repurposes it into a rentable place for guests to maximize.

Dave Goodfellow of Ikonic Training is an active property investor for more than ten years with a background in sales operations. He has driven the front of their serviced accommodation business in multiple locations in less than two years using these mixed strategies.

In this episode, we learn that not all real estate is created equal. There always has to be a value add component. You might be buying a property that's neglected, but it has reasonable bones in it. Buying a property can either mean cash flow (rents) or capital growth (sale price).

As the soon-to-be author of the book Airbnb Simplified, Dave shows us how you can simplify your short-term rental strategy by executing your experiments in a very lean way in ApartHotels.

Having many opportunities at hand will increase your options as an entrepreneur, and you are bound to find a business more suited to your abilities. Having multiple businesses that bring in cash flow allows you to build liquidity for times when your primary business falters. Serial entrepreneurs like Noble, prefer to build an organization that has multiple businesses integrated under one umbrella and control the customer experience.

  • Short-Term Rental Development with Alex Jarbo - Episode #205

While some have niched into short-term rental investing, Alex Jarbo niches down even deeper and specifically develops and builds short-term rental properties to the tune of cabins and tiny homes including land plays for multiple lots to build large short-term rental communities.

Alex Jarbo was born and raised in Detroit, Michigan. After high school, he felt that going the traditional route of college and university wasn't for him, so at the age of 18 years old, he decided to join the Marine Corps. Although it was scary at first, he gradually felt more confident and comfortable with his decision to serve his country. Over time, he was able to embody the core values of the Marines: Honor, Courage and Commitment. He served for 4.5 years in the Marines from his station in Washington, DC and towards the end of his service, started to read books about real estate investing.

Alex, at the young age of 27, is now the founder and CEO of Sargon Investments. He is a short-term rental developer and manager. He is a regular contributor to some of the top real estate investing podcasts in the world. He is also the host of the YouTube channel Alex Builds where he teaches how to properly build and manage short-term rentals.

As mentioned, there are a few things that differentiate a short-term rental developer from other developers. First, they build places that are designed to be used as short-term rentals, so they are high quality and well-maintained. Second, they often focus on larger scale developments because they know hotel operators will want to cherry pick the best locations in a city. This means more inventory spread around, which increases the overall supply of available units for visitors across multiple areas of town. Third, with their expertise in short-term rentals, developers like Alex, understand the importance of community engagement and support for local businesses.

Alex’s lab is composed of creating a dynamic, technology-fueled business that is streamlined, strong, and profitable. Tune in to discover what experiments he did to become one of the best in his field.

  • Short Term Rental Owners & Influencers Unite with Jordan Kahana - Episode #204

There’s a significant difference between branding and marketing, and Jordan Kahana, our most recent guest will tell us why. Jordan’s first break was by a desert dog video that went viral on The Dodo with 120 million views! That’s what started Jordan’s journey into marketing but how did he go from that to the short term rental marketing platform that is Stayamo today, a marketplace that has over 600+ homes to  rent to 2000+ creators worldwide. Jordan and his team achieved this by combining vacation rentals model with content creators, and he’s laying out the entire game plan in our episode today.

Influencer marketing sometimes gets a bad rep but perhaps because it is misunderstood or even maybe underutilized. Influencers are mostly viewed from an entertainment perspective but can be used as a source of lead generation and brand awareness as there are multiple eyeballs that pay attention to what they talk about and where they go. Enter short term rentals. Tenants love seeing themselves in the place first before considering staying. Content creators give the audience a firsthand, even a creative look into the rental space, allowing them to see what it’s like staying there. It’s a stroke of genius and a combination that gives home owners the ability to even possibly get photography, video and marketing  of their house in exchange for a stay.

From his love for dogs and a viral video, to a unique global marketplace, Jordan is yet another example proving that YOU are always just one experiment away.

Bill Faeth has been an entrepreneur for most of his life, and it all started with his love for sports. It started with an opportunity as a kid, when both he and his mother were invited to a Lakers game. From then on, he did every business venture you could think of from pizza for his college roommates all the way to 2008, where he discovered inbound marketing, and the rest is history. There is no exaggeration here, after discovering that he could grow businesses while spending minimal costs on marketing, he never looked back. Today, Bill has 24 startups under his belt and counting! Bill has been involved in real estate for almost 25 years with both commercial and residential investing with a multi-million dollar portfolio of short-term rental properties primarily located in vacation rental markets with a focus on beach, lake, and mountain properties.

Asking the simple question on where to invest next, led him to discover the Smokey Mountains in July 2020. From this deal, he was able to learn a business and then was able to teach it to his very niched community. He today has found tremendous fulfillment helping other healthcare professionals also achieve financial freedom. Alex quickly became the source of inspiration and practitioner to model within his healthcare network.

It’s one thing to have success in your own experiments but it’s another to help others achieve their own. Alex is living and breathing example of that as the respiratory therapist that doesn’t need to help others as healthcare practitioner to make a living but he simply does because he chooses to, the same way he’s chosen to live and breathe short term rentals and help others do the same.
