NOTABLE QUOTES (KEY LESSONS):
“This is the biggest fallacy in entrepreneurship. Everybody thinks you have that brilliant idea, that epiphany, that thing that could change the world before you dive in. Well, that’s totally backward. It’s actually the opposite of what you should be doing in your head. In the beginning, it is usually wrong, partially wrong. It might not be totally wrong. You might have an idea where to go, you haven’t got there yet and if it’s something totally new that nobody’s done before. Then, whatever you are imagining you haven’t done either and you won’t actually know it works until you start doing it.”
“In order to be an entrepreneur, you have to be a little crazy. You have to just dive in not knowing everything because you can’t know everything. And actually, the people who know everything, the industry experts, they’re usually stuck, trapped in a box by their own knowledge.”

NOTABLE QUOTES (KEY LESSONS):
“I always tell people is whenever you're facing a situation, you don't know how you're going to get something done. Don't ask yourself, you know, don't throw the pity party that kind of stuff. Just ask yourself. How can I do this? If you are thinking I can't do this or oh, my goodness, this is going to be hard. That's not the place. But if you can ask yourself, how can I do this now, you're putting yourself into a solutions-focused initiative to find the answers.”
“When you are a small business owner, you rarely have the ability, the resources, the budget, to think that far in advance, because you are trying to survive.”
“Branding and marketing can easily be confused with each other. They are very different things. Marketing is all the stuff you say, all the stuff you do, all the messages you put out there. Branding, is how other people see you”

This week in the lab we have California real estate broker Mark Khuri who has been a real estate investor since 2005. In addition to being a co-founder of SMK Capital Management, Mark has been involved in sourcing, underwriting, acquiring, raising capital, rehabilitating, managing and selling both residential and commercial investments throughout multiple markets in the US.
Mr. Khuri has analyzed hundreds of investment opportunities and has successfully bought, renovated, sold and invested in over 120 properties with a combined value over $1 billion and created and managed over 40 real estate partnerships with investors. As a co-founder of SMK, Mark and his partners believe that diversification and risk management is achieved through ownership of multiple properties in multiple regions. So in the last decade, Mr. Khuri and affiliates of SMK have invested in over 45 commercial real estate opportunities across numerous asset classes including mobile home parks, self-storage facilities, multi-family communities, retail shopping centers, oil wells, student housing, vacant land, short-term debt and ATM’s.

47:07 - Where does Mark Khuri focus on more?
51:57 - Why wouldn’t you go into developing Multifamily apartments?
NOTABLE QUOTES (KEY LESSONS):
“It is really two things lower risk and diversification that is the main purpose of a fund and assuming you have let’s say 20 properties in the portfolio or fund, the downside of that is if one of them does very well or two or three do very well, your overall return isn’t gonna skyrocket because it’s the smaller percent of the total versus an individual deal”
“Why we may have move forward if we think the price is not as competitive as maybe five years ago, which is often the case these days with deals there’s a lot of eyes on them, cap rates are going down and so you know that’s just nature of the market, if you don’t get used to that and comfortable seeing it then you’re probably not going to invest in a lot of deals for the next few years.”

This week Billy Keels enters our lab from overseas. As a well-traveled investor also known as the ‘happy corporate employee’, Billy has effectively done his investing in the U.S. while being overseas in Barcelona, Spain.
Billy is on a mission to share with other corporate employees that the buck doesn’t have to stop at your job. As a matter of fact, he preaches what he practices, while having had a very successful career in sales leadership, Billy has also been investing in the U.S. long-distance simply because the returns were greater than his local marketplace. Billy did not let his corporate job or distance get in the way of his dreams of creating passive income. He’s now sharing the journey, path and providing an opportunity for others to invest with him.
Billy is certainly not afraid to do things differently as he has found numerous ways to create wealth that include but are not limited to traditional real estate investing. While his company focuses on aggregating capital for the purpose of investing it in real assets such as smaller multifamily units, apartment complexes, mobile home park communities, he also brings new vehicles to the table such as ATM machines and equipment used in the energy sector in various locations across the USA.
If this wasn’t enough Billy keels shares his wisdom and super connects himself with leaders as the host of the Going Long podcast. He loves speaking with clients about how to improve their current business situation, engaging with his investors on creating winning strategies, and spending time with friends/colleagues on how to maximize control of their financial lives. If you want to find out how there should be no excuse for you to become a passive or active investor regardless of your employment status or location globally — then step into the lab and tune in to enjoy this one.

We're back in The Real Estate Experiment lab with another episode. This week, we have the pleasure of having Mark Ritter on board, CEO at MBFS & Nu Direction Lending. From his early days as a credit union loan officer in 2001, he has grown to become the CEO of a CUSO that serves more than 40 credit unions and provides $500 million in business loans. In his previous role as an executive, he created one of the most successful lending programs. His specialty is transforming unprofitable branches into revenue-generating machines with strategic change.
Mark Ritter, steps into the lab and shows us how in addition to leveraging banks you can also leverage credit unions as an investor. Tune into this episode to learn how to leverage credit unions to acquire real estate.
HIGHLIGHTS OF THE EPISODE

17:51 - How the relationship matters with a credit union
36:34 - How does commercial lending work?
31:59 - What are the biggest mistakes people make?
39:07 - What is the biggest misconception around credit unions?
42:46 - How do I take that first step?
NOTABLE QUOTES (KEY LESSONS):
“What the credit unions actually do is work cooperatively. We work with about seventy-five credit unions now. So really, when you meet with your local credit union, that's nice and friendly on the corner and wants to help you, you're dealing with the power of hundreds of billions of dollars in assets to put that money to use for there. So you're getting that scale of working with a large lender, but in our community lending atmosphere.”
“If you've always said I wanted to value that relationship, I want to be in that. I want to be an insider. The credit unions are a place to check out because not only are you not a customer, you're a member, and that's who the ownership of the institution is for. So we're not sitting in our ivory towers and everything that you've always said that you wanted in a financial institution. As far as that seat at the table, you can have that through a credit union.”

Robert is best-described as a true embodiment of what experimenting is all about, finding solutions through his many experiments as an innovator in the real estate investment industry thanks to his ability to create software, tools, and services that enable real estate investors to do things better and faster. With well over a decade of experience in the industry, he started off as a learner for 10 years then became a practitioner by taking action. By beginning his journey in wholesaling, he then chose turnkey after wholesaling rentals, fell into property management to then flipping homes to turn them into the way they should properly be managed. Robert then sold and managed hundreds of investment properties, and has built three successful startups from the ground up.
Outside of our lab, he is a highly sought-out speaker in both real estate investing and software solutions as well as a philanthropist, as he gives back to the industry through his mentorship program and business coaching services. When he’s not spending time with his wife, or chasing his energetic son around the pool, he can be found looking for new ways to change the industry, one experiment at a time.

I just need to go all in into Real Estate and give it every single thing I have, every ounce of my body and being, burn my bridges or boat, so to speak, and I did. And that was it, I just went into Real Estate. As people would think, “Ah, and then you made millions!” Yeah, no, it didn’t work out that way. I actually worked more than I ever thought I would work in Real Estate.”
