Kristine Aguilera- The Cash Flow Queen- From 90k in credict card debt to 220 units in 2 years.
On this episode of the Freedom Path Investors Real Estate Investing Podcast we sat down with fellow St. Louisan (transplanted from Miami) Kristina Aguilera. She got started wholesaling about 5 years ago after attending a weekend real estate seminar. Since she had recently been laid off from her job she decided to go all in and put $90k on a credit card for coaching and mentoring. After getting home from the weekend event she immediately went door knocking and landed her first deal. While getting the wholesaling game going she went to work for a title company for a couple years to learn the ins and outs of transactions. During that time she formed several relationships that would be instrumental to building her rental portfolio. Kristina has found a niche investing for cash flow in C & D class neighborhoods and is passionate about turning around blocks in North St. Louis City. Over the past two years she has grown her portfolio to over 220 units! Oh and she also still wholesales and does fix & flips. She is a hustler and takes massive action!

In this episode we talked about everything from mindset and self development to lead generation strategy with one of the top up and coming wholesalers in St. Louis, MO. There are some people you meet in life that you can just tell are destined for great things. Brysan is one of those people. Since transitioning from part time investor to full time a little over a year ago he quickly earned six figures and has become a leader in the investing community. He has found great success working with virtual assistants to prospect for leads and most of his deals have come from outbound cold prospecting. Making connections is his super hero ability. A great trait to have in a buisness that's all about relationships.

On this edition of the Freedom Path Investors Podcast we sat down (virtually) with Jim Manning, co founder of Three Doors. Jim and his partner Ryan founded Three Doors (formally STL Real Estate) in 2008.
Jim has done just about everything in Real Estate Investing. He's been an agent and broker. He's wholesaled, flipped, held rentals, Airbnb's, and coaching. He says the keys to his success has been developing the right habits and relationships. Jim shared that recently the company decided to scale back their flipping operation to focus on what they are best at, creating great relationships and partnering on deals.

FREEDOM PATH INVESTORS PODCAST - #12 w/ CAMRON CATHCART Just a year and a half ago Cam had moved to St. Louis from Colorado. At the time he was a church pastor and he and his wife were bringing home about 60k a year. Since buying his first rental he has gone on to do close to 100 deals in just 18 months! Cam decided in the begining that he was going all in and wanted to be aggressive and move fast. That aggressiveness has lead him to a 7 figure net worth. Talk about changing your life trajectory in a very short time. Cam is a full time acquisition for Faster House and he and is growing his portfolio using the BRRRR method. Through all of his refi's Cam has been able to pull out 140k of equity to use to help grow the buisness at a torid pace. His wife Lexi also works in the buisness full time and does most of the rehab management. On this episode of the Freedom Path Investors Podcast we sat down with our friend Corey Boyles. Corey has been an active investor in the St. Louis market over the past several years. He got started wholesaling after he saw his roommate started doing deals. After doing it on his own for awhle Corey became an acquisition manager for Fasterhouse. He learned a lot through his time buying houses but realized he wasn't in love with it. He became more interested in photography and actually started his own photography buisness. Now he does listing photos for many other local investors and treats his real estate deals as a hobby rather than a job. There is a lot of hype today centered around the hustle and the grind. Guru's will teach you the key to success is to outwork everyone else. Most investors get into real estate in the first place to buy back their time and create more freedom for themselves. Which seems contradicting to the sleep when you die approach many get stuck in. So our conversation with Corey was enlightining to say the least. Finding your niche and sticking to what you love doing the most was the biggest takeaway from this podcast. On this episode we sat down with our friend Dennis Montgomery and talked about everything on the buying and selling side of real estate. We swapped property management war stories and talk about what you should do in 2021 if you are just starting out in real estate investing. If you've bought or sold a house in St. Louis in the past 4 years then you've probably crossed paths with Dennis. He has been working full time for Fasterhouse the past 4 years; first as dispositions manager and currently as an acquisition manager. As well as owning a rental portfolio of over 20 doors. Dennis has experience also has experience as a property manager. Dennis is very heavily involved with the Youth and his church and loves to positively impact people’s lives. He graduated from St. Louis Christian College in 2008 He has a wife and two great kiddos that he enjoys fishing with and taking camping.
