  • Brexit Special: What’s at stake for UK and Ireland property markets?

Despite Boris Johnson telling the country last week to get ready for a no-deal, Toscafund Chief Economist Savvas Savouri believes an agreement will be reached. Here, he explains why he thinks the UK will exit the EU on friendly terms, while also analysing two other global issues: the upcoming US election and US-China currency trade tensions.

Against this backdrop our Head of Residential Research, Tom Bill, discusses how much momentum the UK property market will have over the next few months, and the international property buyers who are seeking to capitalise on Brexit uncertainty and a weak pound in the UK.

We then move to some quickfire reactions across our business, including our London Lettings team, as well as views from our Ireland and rural property research teams.

  • Is Asia Pacific about to bounce back?

This week our Head of Asia Pacific Research, Nicholas Holt, catches up with The Economist Intelligence Unit’s Tom Rafferty, who is regional director for Asia and an expert on politics and economics in the region. Tom believes the worst is over for Asia Pacific economies, and expects GDP across the region to bounce back to 5% growth in 2021. For property investors, he says exposure to the region makes sense but there are still lingering issues – momentum for economic growth will not be that sustainable until a vaccine is found, and governments’ withdrawing state support could have a dampening effect.

Nick also talks to Justin Eng, Associate Director for Asia Pacific Research, about various pain points which could impact office markets across the region, focusing on ‘shadow space’ with various companies now looking at subleasing their office space. Finally, Nick takes a look at the Hong Kong office market with Wendy Lau, Executive Director for Hong Kong Office Services.

  • What will the post-pandemic rental home look like?

This week we take a look at the future of design in the rental sector, specifically build to rent: homes designed for rent instead of sale.

Our 2020 multihousing report forecasts that this year will be a record year for investment into UK build to rent stock, with a figure topping £4bn for the whole year. But at this pivotal moment, how will current developments need to adapt and what will future buildings look like?

Residential Research Partner, Oliver Knight, explains why the sector has remained relatively resilient to the pandemic and CEO and co-founder of HomeViews, Rory Cramer, discusses what tenants are looking for and why converting offices into residential can make sense if thought through properly.

  • Iceland’s Richard Walker: Pandemic creates ‘watershed moment’ for sustainable property

This week we focus on the sustainability agenda, looking at the key findings from our Active Capital report and speaking to a leader in the field – Richard Walker, Managing Director of Iceland Foods.

Richard has been setting an example across both the retail sector – with Iceland having just published its own plastic footprint and called on other grocery chains to do the same – and property. Anna speaks to Richard and Theo Michell, both co-founders of Bywater properties about the property sector’s efforts to reduce its carbon footprint.

But first, Anna catches up with our Commercial Research Partner, Victoria Ormond. Victoria contributed to our Active Capital Report which came out last week – and one of its key themes is sustainability.

  • Development challenges, Brexit questions and seaside searches

This week, we delve deeper into the findings of our Global Development Report. Out last week, the report surveyed 160 developers across 22 locations. It found almost six in ten global developers have delayed projects in response to the spread of Covid-19. Of those with delayed projects, more than four in ten are now making changes to designs that were once considered complete. Residential Research Associate Partner Flora Harley and Alexander Lewis, Partner in our Global Development Consultancy team, discuss what development will look like in a post-Covid era.

As global developers grapple with new challenges due to Covid, in the UK Brexit is once again at the forefront of many people’s minds, and for those in the UK with second homes in the EU, there are some serious questions to ponder. Our Head of International Research, Kate Everett Allen chats with Fragomen lawyer Katie Good to work out what second home owners need to think about before the Brexit transition period ends on 31 December.

Others in the UK are increasingly looking closer to home. In the UK, waterfront properties are commanding high premiums. Senior Research Analyst, Chris Druce, talks to Partner and Head of National Waterfront, Christopher Bailey, about the key findings in the 14th edition of Waterfront View, Knight Frank’s annual publication dedicated to showcasing the finest waterfront properties across the UK and beyond.

  • Capitals of Capital: What you need to know about London, Paris and Hong Kong office markets

We’re back with episode two of our latest series. After catching up with our New York affiliate Newmark last week on what’s happening with the office market over there, we now look at London, Paris and Hong Kong.

The next few weeks are expected to be a key test for the London office market with our research estimating there’s around £5bn worth of offices up for sale in the capital. Faisal Durrani, our Head of London commercial research, explains why London office demand is rising, while Knight Frank Hong Kong Associate Director Martin Wong, and Knight Frank France Chief Economist and Head of Research David Bourla discuss what’s driving their markets.

We also hear from architect professor Jason Pomeroy. Jason thinks cities are resilient and that we will be getting back to our every day lives fairly soon. He goes all the way back to the 14th century to illustrate why.

We finish with a look at the five key themes driving real estate. What will be influencing global real estate decisions over the next six months? Associate Partner Flora Harley and cross border commercial real estate adviser Alex James discuss office re-occupancy and currency markets.
