I've been working with a realtor since day one and they're an integral part of my business. Sometimes I get frustrated trying to find the right one, but there are a lot of great realtors out there and they're running a business too.

Today I want to talk about some of the things that you need to do to keep your money lender happy and to keep them coming back to you to lend you money for your flips or your rentals. There are certain things that every private money lender expects from you as an investor.

There's a lot of material out there on how to find money lenders, but there isn't enough information on how to keep them happy and wanting to keep working with you. There are a lot of aspects of working with a lender that we can talk about, but today I want to cover some of the very basics of what you need to do.

Those are the only two things that you should really spend a considerable amount of time on. In many ways, finding leads is the more important activity of the two because having money is no good to you if you can't find deals.

As a new investor with not a lot of contacts or experience, there are a lot of things you can do. Let's talk about a few ways in which you can generate leads

Today I want to talk about how I evaluate properties. Some people use very sophisticated, data-intensive ways to figure out whether a property is a good deal or not, and I think there is a place for that. But sometimes, when you have a complicated formula for figuring out your maximum allowable offer, that can act as a deterrent and a hurdle. You don't want the process of coming up with an offer to be a hurdle. You need a formula that's reliable, quick, and makes sense.
