Today's show is on the one thing that will sink your business faster than anything; procrastination.
Let's face it; we've all been guilty of this.
However, when I think back to times when I have put off doing something (that needed to be done), I can't think of a single time it made me feel better.
In fact, what happens is it becomes this noose around your neck that weighs you down. It often weighs you down so much it can cause you to become paralyzed. Procrastination can have serious repercussions in your business.
There is a great book I read some time ago called "Eat that Frog" by Brian Tracy. In this book, Brian talks about doing the thing you dread the most the first thing in the morning. Eat the frog and get it off your plate for a more productive day. This is a great little book you might want to pick up. It full of simple strategies for dealing with procrastination.

When it comes probate investing, you will find a whole lot of people have mindset issues.
Mindset is in fact the biggest thing that keeps investors from working with this particular group of motivated sellers (and they can be very motivated).
Investors feel weird working with people that have inherited a property. Or, they feel as if they are profiting from someones death. In reality, you are helping these folks out of a tough situation.
These are sellers that have in many cases inherited an unwanted property that may need a lot of work, and they are so thankful for your help.
When you look at it from their perspective, they have a house that they don't want and can't afford to fix up to list and sell.
I love the niche of probates!

My guest today is Cally Wood Doyle from South Florida.
Cally is a great example of someone that has managed to successfully combine her investing business with the retail side of real estate.
She has become an expert in working in the "fringe areas" outside of the big cities in her area. This show was really interesting because Cally has managed to set the standard for what a nicely rehabbed property will sell for in these areas. This is especially important because accurate comps aren't readily available in some of the more rural areas around the country.
She is also a fine example of someone that has not only built a great reputation in her field, she is active in her community, and she has built a business that allows her to do business her way. I know you're going to like this show.

So you don't consider yourself to be "handy" and you have no desire to rehab rundown properties to build a rental portfolio? If that sounds like you, then this show is for you.
Today's show is on how to build wealth though turnkey rentals.
My guest is Chris Clothier from Memphis Invest. Chris and his family have build a phenomenal business through this investing strategy. This is a great way to build long term wealth without being involved in the day to day hassles of being a landlord.
Now, does that mean you never have to be involved? Absolutely not! You can however build a business that allows you to pursue other things while they take care of the heavy lifting.

Today's show is on the importance of planning. As you know, planning is what you do before you "do anything".
For instance, if your goal is to increase your marketing, you need to create a plan before you ever dive into that first marketing activity or implement that first strategy.

I love using direct mail in my real estate business. It has always been my #1 source of leads. I started in this business almost 20 years ago, and a lot of things have changed.
One thing that has never changed is this:
Direct mail marketing is the only way to reach folks with off market deals.
If you learn how to do it properly it's a great marketing strategy. If you don't, it will be like tossing money down a big rabbit hole.
My advice is to learn how to do it right, create a plan and then implement that plan. There are just 3 steps.

The ability to generate a steady stream of leads in your real estate investing business will almost certainly be responsible for your success or failure as an investor.
When it comes to marketing, you will always have to spend your time or your money (or a combination of both). I personally believe that you should have a mix of both regardless of your financial situation.
Have More Time than Money?
If you don't have a lot of money, use your time to take advantage of those strategies that are free until you can generate income that will allow you to invest in things like direct mail.
Either way, these proven strategies work!
What is my #1 free strategy? Networking. This is the one thing that will bring you leads, opportunities and so many things that will surprise you.

It's that time of year again which happens to be one of my favorite times of the year - Christmas. I love all things to do with the holidays.
Today I have a really short podcast for you. I want to give you some Christmas safety tips for homeowners and tenants, and we are going to talk specifically about Christmas tree safety.
Every year there are thousands of house fires in the US caused by Christmas decorations.
Each year hospital emergency rooms treat over 8700 people for cuts, falls, shocks related to lights, decorations and trees. That's a mind boggling number of holiday related injuries.
For the full post on holiday safety tips be sure to stop by the blog at http://Louisvillegalsrealestateblog.com
I hope to see you over there. Stay safe and have a happy holiday.
