So…does that mean we’re officially in a buyer’s market?

How does an appraiser actually decide what your home is worth—and what happens when you disagree with them?

In this episode of the Living You Podcast, Rich & Jess dive into the world of home appraisals and the changes coming to the appraisal process beginning in November 2026.

The traditional appraisal forms are getting an overhaul, with a new approach designed to better account for the things that make each property unique. More homes are hitting the market. Buyers have more choices. Properties are taking longer to sell. Pending sales are down more than 20%.

And yet… home prices are STILL going up. 🤔

In this episode of the Living You Podcast, Rich and Jess break down the July 2026 real estate market numbers and talk about what they're actually seeing on the ground across our Upstate New York market.

Locally, available inventory is up more than 30% compared to last July, pending sales dropped 21.7%, and the supply of homes has climbed to roughly seven months—territory we haven't seen in quite some time. Meanwhile, median sale prices remain higher than a year ago.

The days of throwing a house on the market and assuming it'll disappear immediately may be behind us. Buyers have more leverage, more time to compare properties, and more ability to be selective.

But this isn't a simple “buyers' market” story either. Prices remain stubbornly high, affordability is getting tougher, and the numbers continue to send some seriously mixed signals.

New housing, expanding businesses, more tourism—and plenty of opinions about what growth should actually look like in our small Upstate New York communities.
