In this episode I finally have my good friend, and Thrive colleague, James Duncan on the podcast. We cover a lot of topics relevant to mortgage and real estate professionals, specifically: the importance of having a fresh perspective in the industry over the next few years, techniques to expand borrower rate questions into broader conversations about meeting their needs, and how to create content that is more relevant to consumers by showing them benefits and not just features.
James Duncan is the Director of Marketing & Engagement at Thrive Mortgage and a long-time veteran of the Real Estate industry. He got his start working for a custom home builder in 2004 in Central Texas. During that time, James also earned his Realtor’s license and worked with homeowners, investors, and builders all over the Austin area. In 2012, he transitioned to the Mortgage industry. Leaning heavily on his experience as a former High School Teacher, James quickly advanced through the ranks as a Trainer, Coach, and Curriculum Developer for Thrive Mortgage. In addition to teaching and curriculum development, his expertise in leading Sales & Marketing initiatives led to his appointment as the head of all Marketing Operations for Thrive in August of 2018. Since that time, the Marketing Division at Thrive Mortgage, as well as the company itself, has seen incredible growth and brand recognition becoming known as one of the most innovative, forward-thinking, and resourceful departments in the industry. James is husband to a rock star Cardiac Cath Lab Nurse (Dalawna), father to two teenage boys (pray for him), and a proud graduate of Baylor University.

Bill Yates, "The Professional", is the Broker-in-Charge of Sands Realty and the Property Manager-in-Charge of Sands Resort, which includes leading sales, managing rental properties, and operating a full-service real estate company. He graduated from Eastern Michigan University in 2008 and started his own real estate brokerage in 2015, Sands Realty, LLC. He participates in many local charities and enjoys water sports, snow skiing, and playing music in his free time.
Chris Ward, "The Producer", continues to recruit and strengthen real estate agents in both South Carolina and North Carolina after graduating from Coastal Carolina University in 2003 and opening a real estate sales division off his father's small rental company in North Myrtle Beach and expanding the rental and sales divisions into their respective successful companies. His entrepreneurial pursuits including reaching into the fitness, insurance, and software development industries.
Nicholas Sowers, "The Provocateur", is a key partner or leader of various businesses in the fields of real estate, insurance, and fitness. He graduated from Shepherd University with a degree in Accounting & Economics and earned a Graduate Banking degree from Louisiana State University. His leadership has helped build some of the most respected companies in the Myrtle Beach area and beyond. Nick enjoys working with business owners to improve their companies through innovative growth and marketing strategies, as well as sharing his knowledge through speaking and panel discussions.
