Until 1975, lenders could legally refuse a woman a mortgage simply because of her gender. That’s not distant history. It’s within the lifetime of many of our parents.
Emma explains how laws such as the Married Women’s Property Act of 1882 and the Sex Discrimination Act of 1975 changed the financial landscape, allowing women to become independent financial actors in the property market.
But while legal equality now exists, structural realities such as career breaks, childcare responsibilities and income differences can still influence borrowing capacity, saving timelines and long-term wealth building through property.
This episode looks at why International Women’s Day is about context, progress and informed decisions, and how understanding the lending system helps individuals and families build long-term financial security.

In this clip of Mortgages Made Easy, David Jackson sits down with a senior leader from Legal & General Mortgage Services to unpack how technology, regulation, and market complexity are reshaping the mortgage industry.
They cover:• How AI is improving adviser productivity rather than replacing brokers• Why automation is accelerating behind the scenes in underwriting• Mortgage offers in minutes – and what that means for brokers• Where brokers risk becoming obsolete if they rely too heavily on tech• Why advice, not execution-only, is the real long-term value
With lenders still planning for 85 to 90 percent of business to come through intermediaries, the message is clear. Advice is not going anywhere. But the brokers who adapt, evolve and broaden their toolkit will be the ones who thrive.
If you want to understand how AI, regulation and innovation are shaping the next five years of the UK mortgage market, this clip is essential listening.
