  • Reputation is everything in this world, and especially as it relates to Realestate
In this episode, I talk about the importance of interviewing multiple agents and asking them directly how they feel about the agent that you are considering hiring. You want to know how your potential agent is known in the community do they have good working relationships with other agents that could put you had an advantage. Certain agents in every community have well-known poor Reputations with other agents this can only cost you money in the end. No one would want to work with your agent. Your agent should put you had an advantage in every way and it’s true in the Bend Oregon market, especially. We are a small community we work over and over again with the same agents if there is a family feud going on and you don’t even know about it this cost you hundreds of thousands of dollars potentially, then we’re talking about drama and how it kills good potential transactions. I would love to discuss helping you with your transaction whether it’s a sale or a purchase. And I highly recommend you call any agent in my market and ask them if they worked with me and how that went. I’m also happy to put you in contact directly with clients that I have represented. did you know I have hundreds of YouTube videos, tick-tock videos and hundreds of reviews online? Let’s talk.

  • Transaction experience is huge. Make sure you do this.
Transaction experience has a huge thing when buying a home in Central Oregon you need to know for sure that your broker has the experience to navigate complex situations. Difficult personalities expectations that can be way out of line all kinds of scenarios. Make sure that you ask some hard questions about the agents experience in negotiations. Recent transaction experience, and make sure that they are full-time in the business. there were many new agents that came into real estate during Covid. They have very little transaction experience because there was very little negotiating on those transactions during Covid season. Look at their past sales and even interview their past clients that’s possible just ask for contact information. it might sound like a lot but it’s absolutely your due diligence and he can save you a lot of heartache and let downs on your transactions are feeling and you don’t know why this could be why. Transaction experiences are valuable in the real estate industry for several reasons. First, real estate transactions involve complex legal and financial processes that require expertise to navigate. Experienced real estate professionals who have completed numerous transactions have a better understanding of these processes, which can help ensure that transactions are completed smoothly and with minimal issues.
Second, experienced professionals have a network of contacts that they can leverage to help facilitate transactions. For example, they may have established relationships with lenders, home inspectors, and other professionals who can help expedite the transaction process.
Third, experienced professionals have a better understanding of the local real estate market and can provide valuable insights into pricing trends, market conditions, and other factors that can impact the transaction. This can help buyers and sellers make more informed decisions and negotiate better deals.
Overall, transaction experience is an important factor to consider when selecting a real estate professional. It can help ensure that the transaction is completed successfully and that both buyers and sellers are satisfied with the outcome.

  • Buy or Sell, Crypto, 401k, 1031?
Real estate investing as a serious option compared to other investments in the world such as a 401(k) or cryptocurrency or stock market or a 1031 exchange. You don’t have to always sell to buy your next property. Maybe renting makes a lot more sense. What are the ups and downs, and the nitty-gritty details when it comes to renting some thing I don’t talk a lot about in this podcast, but we certainly could here’s a few examples and strategies. 1. Fixed-Rate Mortgage: This type of mortgage offers a fixed interest rate for the entire term of the loan, typically 15 or 30 years. Pros: Predictable payments, protection against rising interest rates. Cons: Higher interest rates compared to adjustable-rate mortgages (ARMs), less flexibility if rates go down.
    2. Adjustable-Rate Mortgage (ARM): An ARM offers a lower initial interest rate that can adjust up or down periodically over the life of the loan. Pros: Lower initial interest rates, potential for lower payments if rates decrease. Cons: Uncertainty about future payments, potential for rates to rise and payments to increase.
    3. FHA Loan: This type of loan is insured by the Federal Housing Administration and requires a lower down payment compared to conventional mortgages. Pros: Lower down payment requirements, flexible credit guidelines. Cons: Mortgage insurance premiums for the life of the loan, limits on loan amounts.
    4. VA Loan: This loan is guaranteed by the Department of Veterans Affairs and is available to eligible veterans and active-duty military members. Pros: No down payment requirement, more lenient credit requirements. Cons: Funding fee, limits on loan amounts.
    5. USDA Loan: This loan is available to homebuyers in rural areas and is guaranteed by the United States Department of Agriculture. Pros: No down payment requirement, lower interest rates. Cons: Income and property eligibility requirements, potential for longer processing times.
    6. Jumbo Loan: This type of loan is used for high-priced homes that exceed the conforming loan limits set by Fannie Mae and Freddie Mac. Pros: Ability to finance larger loan amounts, potential for lower interest rates with a good credit score. Cons: Higher down payment requirements, stricter credit and income requirements.
    7. Interest-Only Mortgage: This type of mortgage allows borrowers to pay only the interest on the loan for a set period of time, typically 5-10 years. Pros: Lower monthly payments during the interest-only period. Cons: Balloon payment due at the end of the interest-only period, potential for negative amortization.
    8. Reverse Mortgage: This type of mortgage is available to homeowners age 62 and older and allows them to borrow against the equity in their home. Pros: No monthly mortgage payments, ability to access home equity. Cons: High fees and closing costs, potential for reduced inheritance for heirs.
    9. Bridge Loan: This type of loan is used to finance the purchase of a new home before the existing home is sold. Pros: Ability to purchase a new home before selling

  • Who is buying real estate in Oregon right now? Let’s talk about it on today’s episode
Who is playing real estate in Oregon right now? You might say rates are too high you might think the market will continue to fall but the clients that I am currently working with are some very accomplished real estate investors and they know something that most people don’t, being able to control the price is the one advantage you must have for smart purchase. We can use seller contributions to influence the rate and right now All of our deals are lacking in the high threes in mid fours. That’s still amazing honestly. If you’re saving $100,000 or more up to 500,000 recently I one of our deals that just closed and you can get a decent rate and seller contributions that make it all come together, That’s what we call a great deal. If you put off making a purchase thinking things are always going to go in your direction you will be disappointed. How close can you get to the perfect purchase opportunity I don’t know but you should be trying to find out. I always say if you can get within 10% of a high or low you stand to make a very considerable profit at some point in the future. Central Oregon also has a serious rental housing problem. Like most places we need more properties that are available for rent getting a smart purchase price just means it’s easier for you to offer a better monthly rate and also still cash flow. I’m Paul Frazier and I would love to assist you in the process of purchasing Realestate and Central Oregon.
