Equity or Cashflow? Which would you rather have right off the bat for your deal?
Cash flow makes you rich, but equity makes you wealthy. Here's the deal though... equity is worthless if you have no way to transform it into a source of cash flow. It's essentially the chicken and the egg scenario, which one comes first? Can you have a source of cash flow without first having the equity to build that source?
Find out on this week's episode of Multifamily Investing Made Simple.

"Equity is only valuable as long as you could find somebody else with cash willing to exchange, to help you get the thing that you wanted." – Anthony Vicino
"My definition of better is which one's gonna make me wealthier." – Dan Krueger

You cannot save your way to wealth.
Our whole lives we've had the importance of saving your money INGRAINED into us. It's part of our lives now, right? Save your money, so that one day you can quit your job, retire, and live off your savings.
Well it won't work.
Maybe it worked some time ago. But the system is not running the same as it was in the past. Saving your money is simply no longer enough. Even high-yield savings accounts will just barely net you anything after inflation these days. That's the bad news. Here's the good news...
Instead of working for your money and saving it, you can have your money work for you. DO SOMETHING WITH IT. Don't just let it sit in some bank account. Here's how.

On paper, vacancy seems like a simple concept. Are there people living in your units?
But it's a little bit more complicated than just that. There are two types of vacancy... Physical and Economic. Now obviously, you don't want either. But, is one worse than the other?
First let's breakdown the difference between the two:
Physical vacancy is a term that most are familiar with. It's when your unit(s) are physically vacant. Meaning nobody is living there and paying rent.
Economic vacancy is a little bit more dangerous because it often catches people off-guard. In this situation, you DO have people living in the units, but you're not collecting rent from them, for whatever reason. They could be refusing to pay until something is fixed. They could be constantly asking for an extension. Or they could just be flat out dodging your calls and letters.
When you're looking to purchase a property, one of the first things you're going to want to look at is the building's vacancy. And there are several ways to find out exactly what the situation is, and if it's a hot mess that you want to avoid.
So check out this week's episode of Multifamily Investing Made Simple, where we make vacancy simple.

If real estate is on your list... you're wrong.
While real estate is a great investment, if you're just getting started in it, or in investing in general, you may want to pump the brakes a bit. There are several other areas that you can invest in to better set yourself up for success.
And they all begin with you.
Yeah, it's a little cheesy. But investing in yourself is the best investment you can make. And these are the top 3 ways that you can do that.
First, self awareness. This is THE superpower that you want to hone. Understanding how you work, your strengths and weaknesses, is key to finding success. If you're great with numbers, but terrible with people... that's totally fine. Go out and find someone who is a marketing wizard. Don't try and be that guy or gal that does it all.
Second, education. We can't state this enough, but you need to invest in your education. Now, this doesn't mean you have to go get some form of higher education. It's a lot more simple than that. Go out and find as many books, podcasts, and YouTube videos on whatever it is you're looking to accomplish. And don't be afraid to copy from those who are successful. If it worked for them, it can work for you.
Third, network. Your network in real estate is tool belt. You will need it for EVERYTHING. Raising capital, managing properties, repairs, value-add, leasing, legal work, accounting... literally everything you can think of can be made so much easier with the right network. And we mentioned it before, but finding a great partner(s) is going to be key.
Once you've invested in these 3 things, collect on those returns and get started in real estate.

When times are tough, and the economy is on the verge of a recession... what investment is the safest? Scratch that... what investment thrives in a recession?
Multifamily real estate investments, historically, out-perform almost any other investment medium in times of economic hardship. There's a couple of reasons why:
First, we need to get specific. The asset classes that we, Invictus Capital, typically deal with are C+, B-, B+ assets. This is an important distinction because these assets sit right in that sweet spot on the socio-economic scale. If you go too far either way on that spectrum and you're going to start dealing with evictions and vacancy. Believe it or not, in the 2008 market-crash, we actually saw our area of investing increase and improve.
There's a lot of reasons why multifamily real estate is one of the safest and most risk-adverse investments you can make. Find out why on this week's episode of Multifamily Investing Made Simple, in under 10 minutes.

It is nearly impossible to find debt right now. Lenders are wary, rates are high, and investors are scared... is now the perfect opportunity to get into real estate investing?
The past few years we've seen unprecedented variables effecting the market. And while rates aren't at historic highs, we've seen them rise VERY quickly. This has made a lot of banks and lenders wary, and there's been a lot of purse-string tightening going on.
In fact, we're working on closing our first deal of 2023 right now. Operators, ourselves included, have had to sit and wait patiently for the right deal to present themselves because there's certainly not a lot of good deals going around at the moment.
So, if you want to know why it's impossible to find good debt terms right now, and how you can work with lenders to make your deal work... check out this episode of Multifamily Investing Made Simple.

These are the TOP 5 "must haves" that we look for when going into a real estate deal.
Seeing as they're both partners in a real estate investment company... they have some of the same answers. But when they both look for a deal, these are the boxes they want checked...
Cashflow on day 1.
Value-Add Opportunity.
Favorable Debt Terms.
Location, Location, Location.
Supply & Demand.
If you can quickly scan a deal, and it ticks most, if not all, of those check marks... then you're looking at a pretty good deal. And if you want to hear more, we threw in a couple of extra ones for ya.

As a real estate investor, wouldn't you want the bigger chunk of the equity split? Who wouldn't want 90% of the returns in a 90/10 split... right?
There's a lot that can be said about a deal when it comes to the equity split. For instance, 90/10 sounds good on paper, but there are a couple of red flags to be on the lookout if you see it.
So now you may be asking... how could a 70/30 split, or a 60/40 split possibly be more profitable for me than taking 90% of the profits?
Well, find out that and more on this week's episode of Multifamily Investing Made Simple, in under 10 minutes.

Is it harder to manage properties or people?
With one, you have to worry about renovations, repairs, and BOUNTY HUNTERS. And the other, you have to make sure everyone is happy all of the time. Both are not easy...
Each of these require a different type of skill. Managing investors, their expectations, and your relationship with them... requires a lot of social skills, patience, and finesse. And managing properties, toilets, termites, and tenants... well that requires even more patience.
More than likely, you're not going to be able to do both at the same time. So what's the solution?
