ON GOALS Every year, instead of goals, I do categories of improvement. I tracked how I did last year in all these categories like body, fun, family, business and two or three other categories… and one thing might be for Body: last year my goal was to run 50 miles a month. What I found was that that wasn’t encouraging me to do something daily… I wasn’t consistently active. …This years category improvement is doing at least 10500 steps, 60 push ups and a 60 second plank everyday and that at least gets me active… LITTLE KNOWN FACT ABOUT JOE: Did you know that Joe used to bench press 265Lbs. in college? Today we are so excited to bring back Gino Barbaro to the REI Foundation Podcast to celebrate surpassing our 100th Episode Milestone! Gino has been a key mentor in our personal and entrepreneurial growth and above all, a great friend. THANK YOU GINO! Gino Barbaro and Jake Stenziano bought their first multifamily property back in February of 2013 and amassed a multifamily portfolio of 850 units in only 5 years. Gino teamed up with Jake to create Jake & Gino, a real estate educational company that offers coaching and training in real estate investing. He is the best selling author of “Wheelbarrow Profits”. My partnership with Jake, my partnership with my other real estate partner, the ability to grow our education platform and bring on team members... I would not be anywhere near that. So I think people have to understand, In order to build a viable business, especially in Real Estate, its all about your NETWORK and its all about real getting help from others. Because you can't do it by yourself... ONE OF THE GREAT THINGS... Gino: I work with who I want to work with, WHEN I want to work with, WHY I want to work with, What I want to work with.

But by the third time it's sort of like, "Yeah, I can do this!" And by our third deal I said to Jake, "Ok... Lets just write everything down.See how it works and see if we can create a framework for ourselves." Exactly 100 episodes ago on Episode 7 we were honored to have Andy McFarland on the REI Foundation Podcast. We welcome him back again today to celebrate our milestone and to thank him for his friendship, mentorship and just plain old awesomeness. His ENLIGHTEN approach to Real Estate Investing has allowed us to not only succeed financially but personally as well. Andy has not only served to brighten and help the lives of 274 people but also their families and now YOU! WHAT DO YOU TYPICALLY TELL PEOPLE WHEN THEY ASK YOU, “WHAT DO YOU DO?” Andy: That’s so tough! That’s so hard! Typically I say real estate stuff. Sometimes I’ll tell then entrepreneur. Depends on how deep of a conversation I want to get in with people. Because no one really understands when I say “Real Estate Stuff” people will say, “Oh, so you’re a Real Estate Agent.” And I typically follow up with, “Well, no I’m not an agent.” So sometimes I just say business things… business stuff… That “Real Estate stuff” has Andy doing 274 deals in 2017 alone totaling well over 7 Figures! Andy is a widely successful entrepreneur whose “business stuff” (beyond his massive wholesaling business) includes a being a TOP MENTOR at House Flipping HQ, a successful PPC business that helps drive other Real Estate Investment companies into being top in their markets and a super informational, funny and educational YouTube program at www.iloverealestatestories.com. WHY DO YOU DO THESE BUSINESS THINGS THAT YOU DO? Andy: It just started going and one thing leads to the next. I never tended to be on step 10, if I’m on step 10 now. I just started with step one and went on to step 2, 3, 4… and then you look up and you’ve kind of got into this thing. I’d be lying if I told you 15 years ago I wanted to have a digital marketing company, and I do rentals and I do loans … I didn’t envision that. “You don’t know what you don’t know.” I just started with step one and it evolved into where we are today… I didn’t plan this… HOW DOES ANDY PLAN FOR SUCCESS Andy: At the start of the year I set up my goals, personal and business. At the beginning of the week I line up some key strategic things I need to do that week. And then I push those to my days … the things I need to do that day go on my A, B, C list. ANDY’S PERSONAL AND BUSINESS GOALS!!! Andy’s Personal Goals: -Increase my spiritual net worth -Study all scripture related to Jesus Christ
Andy’s Family Goals: -Scripture Study and Prayer with my wife every night -Unstructured break time for my wife so she can unwind -20 hours of FOCUSED and PRESENT time with my family per week -13 days of this year on a boat with my family -20 days of skiing with my family These are the things that are important to me. Here are the business goals… thats what you really want… Andy’s Business Goal -My house buying and wholesaling company: I want to do 6 million Dollars of top line projected revenue -The digital marketing company: build and grow… ON VALUE AND THE JOURNEY We get so busy in the DOING that we forget to ENJOY THE JOURNEY… Be intentional about putting in those things that you said you wanted. Because you’ll find yourself at the end of 10, 20, 30 years just looking up and you might have a pile of money but you missed your entire life. Because TIME is the one NON-RENEWABLE resource. The things that we get for free, ironically, we don’t value. We take them lightly. The things that cost money… the houses, the cars and the vacations… we value those more. But really… what about your mind, what about the ability to hear, to see, to think, your friendships, your relationship with your family. It’s free. ON GROWTH …As a person I’d like to think I’m always getting better. I’m always trying to refine who I am and what I do. And try to be less selfish and more selfless. Try to serve others… WHAT IS SUCCESS? We’ve got one objective and one priority. And our objective helps us get to our priority. Our number one objective is to make a profit. That’s not necessarily success but your have to be profitable as a business and a company in order to hit your priorities… Our number one priority… is to … ENLIGHT. We rebranded to ENLIGHT Home Buyers. Because that means all these things to me… that we are to look, as a team, constantly bring light into our individual lives so that that light will impact the team members. We can bring that into the team environment. As part of the celebration of our 100th EPISODE we have the honor of welcoming Mike Cowper and Mike Simmons back to The REI Foundation Podcast. They last sat with us for episode 13 and gave us one asset class that we never thought we’d get into: Wholesaling. These guys have SKYROCKETED our business by giving us the secrets to creating the best wholesaling business. Seriously. We almost doubled our income last year by getting over our static mindset and opening ourselves to Wholesaling. Cowper and Simmons run a SEVEN-FIGURE Wholesaling and Flipping business in Michigan and they are our Mentors and our friends. Don’t you wish you could have friends that give you a roadmap to a seven-figure business? Well… listen in…. IF A STRANGER COMES UP TO YOU AND ASKS, “WHAT DO YOU DO? WHAT DO YOU TELL THEM? Mike S - “That’s a funny question actually… I had this conversation with my wife a lot. Because my wife, when I started in the business, she was my business partner and we flipped houses. I wan’t a wholesaler back then. So she gets the business, she understands it. So when someone will say to her, “What does your husband do for a living?” She’ll go, “He’s a Wholesaler.” and they’ll be like “What?” And she’ll say: “He gets houses under contract and then he assigns the contract…” And I’m always like… “Don’t… just don’t… Nobody gets it. No one understands all that. Just tell them I flip houses and move on…” When people ask me, who I have a little… I tell them we are wholesaling in really a traditional sense. If you wholesale anything its kind of the same concept: You buy something at a certain price and you sell it at a higher price…” Mike C - “I keep it extremely simple. I am a Real Estate Investor…” For many entrepreneurs this is a highly involved question. Cowper and Simmons not only have a SEVEN-FIGURE Wholesaling and Flipping business they are also Top Mentors with Justin William’s House Flipping HQ. They have separate rental portfolios. Simmons has 17 SFH with his 18th about to close and Cowper has a total of 7 SFH and is a part of a syndication of a 40 unit apartment that he invested in in 2017. Simmons has his own Podcast and educational platform.
ON DIVERSIFICATION: Mike S - “Multiple streams of income. I don’t think any one should have all their revenue tied to one thing… so that if that thing goes away… I want the security. It’s the same reason why I like buying SFH as opposed to Apartment buildings or why I put my SFH, the ones I buy, are in different cities. I just don’t want any one thing to be able to submarine my families income.” Mike C - “The reason I do it: Passive Income. Right? I work and Mike works and our team works extremely hard in our business. And we’re trying to build it to a point were we can step back and allow it to run itself. But at the same time there’s not a better proven model to became wealthy in America than through Real Estate. And buying a house that kicks off 100, 2, 3, 400 bucks a month, consistently over time, is the most tried and true way of doing that…” BOOK RECOMMENDATION: “TRACTION” Mike C - Traction is almost a how to manual on how to run an effective and efficient business… It holds you accountable to a few different things… LISTEN IN FOR MORE ON THIS BUSINESS CHANGING BOOK!!! ON GROWTH: Mike S - If you would have told me 8 years ago that I would be part of a business like Mike and I are running… I would have been like , “Mind BLOWN. I’m good.. I’m good… I don’t ever need more than that.” But it’s funny when you get to a point that you maybe couldn’t see that far awhile back… but not you can see further. So, for us, even though we might be doing 15 deals a month we just want to grow much bigger than that…. Mike C - The quote is, “Go as far as you can see and you’ll see further.” Mike S - That’s what I said… Listen in for Mike and Mikes FAVORITE MINUTE OF THEIR ENTREPRENEURIAL DAY and WHY MIKE S IS NOT A MORNING PERSON … and WHY THAT IS OK. BOOK RECOMMENDATION: “THE MIRACLE MORNING” GREAT QUOTES and WORDS TO LIVE BY: “I think the journey is the success.” “I hate losing more than I like winning.” “Ethics Matter. Doing the right thing.” “Be a good person.” “Do what is important, not what is urgent.” WHAT WOULD YOU USE TO BATTLE A T-REX? Mike C - A bow and arrow with a rope around it so I could ‘Star Wars’ his legs. Mike S - I would try to find another T-Rex and make them fight each other.
ONE ACTIONABLE STEP Mike C - If they are new and starting today, I would go on any social media… Bigger Pockets, Facebook, whatever… and find everybody in their local area and send a message to every single one of them and take them out to coffee. That is literally how I met Mike (Simmons). I reached out to a ton of people and and just happen to catch him is a spot where he was looking for somebody and (that relationship) turned into this business. Mike S - I think the biggest mistake that investors make… they take too long to start making offers. … Start making offers. It doesn't have to be perfect. If it’s not the best offer in the world you can get out when you dive deeper. Bill Allen is a Navy pilot who flew into real estate investing due to his constant military moves. He moved 13 times in his 15 years of service (BILL - THANK YOU FOR YOUR SERVICE!!!) Bill got his start in real estate as an accidental landlord in 2007 when he went on deployment and rented out his condo in San Diego. That continued in 2011 when he had to lead his primary That continued in 2011 when he had to leave his primary residence in Pensacola, FL and move overseas for the military. When he got back to the US, he was getting married and wanted to figure out a way to fully retire in his early 40’s. Bill started buying rental houses and quickly realized that he was running out of money to build enough passive income to fully retire on. That’s when he turned to house flipping to build the capital required to buy more rentals. Bill started a company called Blackjack Real Estate, LLC in 2015 and he enjoyed flipping houses so much that he has continued to use that strategy for the last three years in Pensacola, FL. In 2016, Bill committed to a large marketing plan and shifted to a wholesaling and flipping business. In 2016, he flipped 13 houses and wholesaled 54 others while having a demanding full time job. In April of 2017 he left active duty to pursue investing full time. Also in 2017, the company expanded into the Chattanooga,TN market did 170 deals and seven figures. Congrats on all your success Bill! IF SOMEONE ASKS YOU “WHAT DO YOU DO? WHAT IS YOUR ANSWER: “I day trade real estate from my house… that usually gets the conversation going because it makes them take a step back and say “What?” I used to struggle with that question...” MORNING ROUTINE: “The night before, when I leave the office, I write down my three biggest things I need to complete tomorrow and I check those off by 7AM. My son gets up at 7, I get him ready for school… we hang out as a family until 8 and then I take him to school… and then I like to go to the gym until about 930… and I usually start my day at around 930 or 10.” THIS IS GOLD… THIS IS WHAT FREEDOM LOOKS LIKE!!!! Because Bill set up the systems to basically run his business on auto pilot he can spend his mornings with his sons and wife … he can create the life he wants!
MEMORABLE EXPERIENCE: “I saw my mentors… I remember the first few mastermind meetings that I went to… and they were sitting there without their computer open, with no phone, with their attention fully focused on us. Thats what they were doing. I was shocked at that. I was taking phone calls… everyone else in the room had their computers open responding to email … trying to listen but they were all in their companies… running their companies. And these other guys were sitting at the back of the room just paying attention to us. Just giving to us. I thought I would never get there… That was really eye-opening for me. And this “E-Myth” mentality… of how the company runs and building something and all these ideas of how you can work ON your business and not IN it… AND the fact that these were just normal guys and even though they run million dollar companies and they’re not any different from you or me or anybody listening…” Bill is now one of those “regular guys” giving back to other investors. His company made over 1 Million last year. Bill is now a Mentor in House Flipping HQ with Justin Williams. He has helped dozens of beginning investors start their business right. He has helped 6 figure investors break the 7 figure mark! Bill has taken his background in service in our military and now serves to promote the financial freedom of other investors. As part of the celebration of our 100th EPISODE we welcome back Beka Shea! Beka was on episode 22, she is in Chester county PA and just KILLING IT with flips and wholesales. When we first interview Beka, she had an awesome system and since then she has taken that system and put it on steroids!
BEFORE AND NOW: “I have been investing for four years and really at the beginning of this year I started drinking the wholesaling koolaid as a means to an end because, I wanted to rehab, wanted two properties every month, I needed to find those deals, I was having a hard time finding them, so I started marketing, and then we just kind of just got a rhythm.
The first half this year was spent marketing, like learning marketing, the different channels if marketing. And you guys know, but for the listeners, I am super data driven, and if there is spreadsheet that can be built I will build it. I am always finding that urge to not over analyze.
So, the first six months of this year were like, we started with two people, a lead manager, who is going on appointments, and my project manager who is helping on rehabs. Then we had an admin person helping on the back end, and then we brought on an acquisition person, they weren't the right fit, we let them go. And it wasn't until the end of the summer that my team really came together. And the marketing, I feel like I crack the marketing nut a little bit, and we wasted a whole lot of money over the first half of the year. So we will do probably a half of our profit in the last three months of this year for this year.
I looked it up and we were at 100... we were close to 175K the last four weeks. And we have like a150K, to a 170K lined up for January. It took us like 8 to 10 months to really build the machine, get the right people on the team, get the trained up, figure out how to manage people on my end, and now it just feels like, because we have a team meeting once a week, and I love our team meetings. I am like, I don't know, there is just this energy, and everybody is happy, and everybody is doing their thing, and it's awesome.”
KEY PROPONENT TO GROWTH: “Building one piece at a time.”
ON COMPANY CULTURE: “I think it really trickles down for me. It’s important to me that we did be honest, and it's important to me that the seller is really do benefit…”
ADVICE FOR THE NEW INVESTOR: “I think the very first thing I would do is pick one avenue in real estate and become an expert at it. I think it's too easy to get distracted by like nineteen channels. And once you build a foundation... I think we have talked about those before, right. Once you build the foundation in one area, it's much easier... And you know what happens is as you are building foundation in one area, you are still like osmosis learning about the other areas. So, I'd say pick one area, learn everything you can learn about it and then redo it.”
AND: “Assume that for eight months after you have seriously started you are not going to make any money.”
