Danny Randazzo got started in real estate investing through good old fashion hard work with a mindset to accomplish any goal he commits to. In high school, he started tracking monthly income and expenses to the penny to track money coming in and expenses going out. In 2013, he took every available liquid dollar to buy a 3 bedroom 3 bath primary residence in the San Francisco Bay Area. He house hacked with two roommates that nearly covered his cost of living plus homeownership (Danny paid about $450 monthly). After selling his place in the summer of 2016, he moved to Charleston, South Carolina with his fiancé (at the time) to build a real estate empire. In the winter of 2016, he made his first investment purchase, buying 2 commercial buildings that have 6 rental units. Since then, his company has purchased 1 commercial building with 14 rental units, 1 short sale renovation project and a 4 unit residential rental. His company now controls over $4,500,000 in commercial and residential real estate. Their current focus is commercial and multifamily investment opportunities that generate positive cash flow and or have value add opportunities. ON TRAVEL: “Its over 50 (countries traveled to)… Go out and experience other cultures and really have an appreciation for living in the best country with unlimited possibilities for entrepreneurs and business owners… Real Estate is something that interests us highly as a means to motivate our lifestyle and afford us the opportunities to travel around.” ON MOVING INTO HIS MARKET: “We settled on Charleston because we had a community of people. My wife was originally from Charleston. So we had a group we could be in grained with. We have a broker and an attorney in house who is part of our team. So it was a great way for us to get started with an existing network in place where we weren't starting from scratch. There is a growing economy in terms of jobs and population growth so two of the major factors I look for in a good real estate market we are experiencing here in Charleston…” ON MENTORSHIP AND EDUCATION: “I read for fun, but fun to me is stock market books, real estate books, finance books. I’ve always been very diligent around that and really building a foundation of what drives me is that education component.”
Book of Influence: Rich Dad Poor Dad - Robert Kiyosaki Author of Influence: Dr Dolf de Roos - for commercial investing COMMERCIAL VS. RESIDENTIAL: “You have the ability to really scale and grow your monthly cash flow in a faster method. There is a difference between buying 10, 100K SFH versus one million dollar commercial property where you can have lower matinence, lower management oversight and potentially higher margins when you bring in some of those triple net lease options as compared to a single family rental. WHEN EVALUATING COMMERCIAL OPPORTUNITES: “We like to look for properties that will #1: produce cash flow on day one of purchase or very quickly there after if there is a value add component… And then, also have the opportunity to increase the value of that asset through increased revenue to that property either through increasing rents with tenants or potentially adding different streams of revenue. If we add an additional thousand dollars of income per month that equates to a significant portion when you value that property at the cap rate based on the current NOI. So little things like that can make a big impact to a large asset within the commercial space. ACTIONABLE STEP: “It’s still something that I’m working on: surrounding myself with more like minded individuals and mentors to help guide as you go through new transactions. I would love to have more people around me to support and have a continued network… I think it’s really important to step outside of your computer and connect in person with people. Walk people through your property or show them what your working on and validate your numbers. For me… getting started… I think it would have been helpful, I think I would have avoided the mistakes that I have made if I’d had a Mentor… Just have a Mentor.”

People get caught up where they want to invest in real estate but then they sit on the couch and watch TV for two hours in the evening. You have control over your destiny. You have control over your life style. Andrew Campbell is all about establishing and following up on his relationships. It is how he and his brother build their single-family rental portfolio. It is how he is working towards a THOUSAND UNITS. He is going to OUT RELATIONSHIP EVERYONE!!! GETTING STARTED: Andrew moved back to Texas in 2008 to help take care of his father. He was on the corporate road until about 6 years ago when he purchased his first duplex. 'It's like crack... I really got addicted to it... we bought a duplex then a month later we bought a 4-plex my brother and but the end of that year we'd bought another 4-plex. We have 76 units that we scaled up to in about four years." TAKING ACTION: Andrew re-evaluated life after his father became sick. Andrew wanted more passive income. He watched his father work really hard to achieve success. "My wife jokes that I used to read, "The Millionaire Real Estate Investor" (by Gary Keller) for FUN." "I think it was a combination of just being ready and having that EDUCATION and having that friend and support system... having that mentor." ON MENTORSHIP: "Mentors are huge... You've got to surround yourself with people... a support group. It's critical to success." "You are the sum of the five people you hang out with the most. Its about constantly unleveling yourself and challenging yourself to compete with the folks that you are partnering with." "One of my favorite things about Real Estate: IT'S VERY VERY COOPERATIVE. It's much more cooperative than competitive. If we were all looking at a deal we'd figure a way to help each other partner on it... rather than cut each other's knees out. YOUR SUCCESS IS MY SUCCESS! When Andrew got into Real Estate he was looking to learn as much as he could about property management and rentals and rehabbing ... really honing in on how to accelerate the clock to getting on to a beach and just having the checks roll in. And now… "Five years later I am FULL TIME into a position where we're chasing big multifamily deals... I'VE NEVER WORKED HARDER IN MY LIFE, I'VE NEVER PUT IN MORE HOURS... BUT I'VE NEVER HAD MORE FUN!" "I can work from where ever I want... I can take my kids to school... be there for them when they get off the bus..."
PARTNERSHIPS: "The Big move I made was getting a partner." Andrew found someone with the same mindset but DIFFERENT SKILLSETS. He was able to mind shift in to this being a BUSINESS and not just a PROJECT. THE RIGHT TIME TO JUMP INTO MULTIFAMILY: "It's obviously a personal decision. It comes back to your comfort level and your financial situation. I had the backstop of a decent sized rental portfolio… Back to my wife pushing me.. I had to go do this. It had to be done. My fire for it, my passion for it was just overwhelming everything else.” “If you have that much PASSION about something, you will be successful.” THE FUTURE: “We’ve set a goal of buying a thousand Units. We want to have the capacity and capability to execute a thousand units. If we don't hit a thousand units, we’re not going to be upset because WE DIDN’T FIND A THOUSAND UNITS THAT MADE SENSE. It’s the end of the cycle and we need to be disciplined. We want to have the team in place, we want to have the relationships, the equity… we want to see enough deals that we can go execute the 5 or 6 deals it will take to get to a thousand units.” ACTIONABLE STEP: Get EDUCATED! Find a MENTOR! HOW DID ADAM BEGIN: "I tell the same joke overtime but it's a true story. I was a terrible kid. I got grounded once for a whole year. I think I was fifteen. And my Pops was a pilot. He'd fly off to fly planes for Southwest airlines. And he had this whole business bookshelf. And he told me if you start picking books off that bookshelf and writing books reports and we talk about them, I'll take time off your sentence." Adam went to school for Entrepreneurship, Finance and Real Estate. He got into business with his father right before the last crash. The crash happened. Jumped in as a junior partner into a office condo development that fell apart. Some homes were foreclosed on... There were some lean learning years... In 2011: Adam begins buying small multi families. Leverages them and begins his SFH Wholesaling and Flipping career. HOW ADAM DID IT "BACKWARDS": He was able to raise money to purchase Multifamilies before he got into SFH. YOU DON'T NEED TO FOLLOW A PRESCRIBED PATH!!! Find a path that works for you... ON MENTORSHIP: "It's usually the guy that's sitting at the back of an REI event." Look for the guys that don't "blow smoke up..." "Ask the right questions... don't be afraid to look stupid." "Put yourself in a situation to BE HELPED." BIG WHY: Selfish why: "My Kids. My Family..."
