We’ve got this new thing called the Note Boardroom. For two days, we focus on four subjects. The first half is on assets and deals. The next subject is on servicing and special servicing systems. We share some of the things that we’re doing, along with bringing in a special servicing expert to spend some one-on-one time with you. We’re also going to spend some time in marketing plans and the implementation. There are so many great things on that. Matt is now in the distressed mortgage space and working on it every day to get it better and better. Gail Greenberg’s goal is having abundant cash flow so she can have personal freedom. She actually has had tremendous freedom as a freelancer and being married to one, but she didn’t have predictable income. She got into real estate by accident when she had to sell the family house, and by 2016 started to get serious about notes. Gail is now the acquisitions manager of Win Win Notes doing multiple note deals. She recounts her first year as a note investor and her journey and lessons learned from zero to thirty deals.

Many of the things that you have to do in note investing is done manually, and so they fall by the wayside. You have good intentions to do them you’re trying to get stuff organized, but you don’t do them because you have too much stuff to do. If the Jetsons were note investors, they would be automating note investing. The Jetsons is a TV show where everything in life was automated. Visualize what that can be like if everything you need to be successful is automated. What do investors really want? They want money. They want a return on their investment, but they don’t know how to find good deals. They need someone to solve that problem, and that is where you come in. Bill Tan, a real estate and note investor with over 30 years of experience, says the secret to building a sea of private investors is to look at every deal from the investor’s point of view. If you can do that, it’s like being a salesman and you can come up with answers from whatever the prospect is going to ask you. One important thing he stresses is you have to be transparent with your investors about the deals because when you talk to them about the deal, some of them get the stars in their eyes and all they hear is how much money they’re going to make. You have to be careful and show them the pitfalls so that if ever anything goes south, they know they’re fully responsible for taking the risk. Private investors always appreciate good, open, and clean deals.

As Managing Director of Real Softworks, LLC, Daniel Moore is an expert in determining value for assets and talks about how to work out what a house is worth in five to ten minutes. David started investing in real estate at 23 years old. After losing a lot of money on a property, he sought out a mentor, and in less than six months was able to get out of the rat race and received the Rich Dad Hall of Fame for 2012 for being able to turn the situation around so soon. Since then, he’s become a full time investor for about seven years now. David talks about how to evaluate the value of a property quickly using time-tested formulas to help you out, specifically comparable market analysis which he’s been using to determine the value of a property at any given point in time.
