On this episode of the InvestFourMore Real Estate Podcast (number 100!) I go over how to invest in real estate, and do it quickly. There is no magic formula or overnight success kit for real estate, but there are many things you can do quicken the process. A lot of people get overwhelmed with what kind of investing to do, how much money they need, how much knowledge is required, and they give up. One of the tricks to becoming successful in anything is to just start. Start taking action even if it means completing simple tasks that may not seem important. Focus is also extremely important. Trying to start 10 different things at once never works well. On this show I talk about the best way to figure out what type of investing to start with, how to focus, how to take action and how to make everything happen faster.

On today's episode of The InvestFourMore Real Estate Podcast I talk with Noel Christopher, who is the Vice President of Business Development at Renters Warehouse. Renters Warehouse is a national company that is working on streamlining the property management business. Renters Warehouse started in 2007 with the franchise model for property management. They have since moved to a corporate model that provides across the board service and fees for every market they are in. The company charges landlords flat fees for management, does not up-charge on repairs or maintenance, and provides tenant warranties. Not only is Renters Warehouse providing reliable property management, but they are expanding rapidly by purchasing existing property management companies.
J Scott is the first two-time guest on my podcast. In this episode, J and his wife Carol talk with me about the new book we just wrote on negotiating real estate: The Book on Negotiating Real Estate: Expert Strategies for Getting the Best Deals When Buying & Selling Investment Property. Today, we talk about the book, why J and Carol are so knowledgeable about negotiating (through experience and previous careers), and we cover many tips and advice on negotiating. Negotiating in real estate is critical if you want to get a great deal. Investors tell me all the time they would love to flip houses, but there are no deals in their area. I am in Colorado, which has seen one of the hottest real estate markets in the country over the last five years. I currently have 16 flips in progress, and I flipped almost 20 houses last year alone. Because I know how to negotiate, I was able to buy most of those flips from the MLS. And because they too know how to negotiate, J and Carol have done more than 200 real estate deals in hot markets where there are supposedly no deals. Our book tells you exactly how to negotiate to get those deals.
On this episode of the InvestFourMore Real Estate Podcast, I have a great conversation with Abhi Golhar. Abhi has become a fantastic investor who flips more than 30 houses per year, but this number did not come easily. It took him years of mentorship, moving around the country, and near successes before he made it. Abhi found success not from finding the right strategy but from finding the right attitude. He started investing in 2002, but he did not realize true success until almost ten years later. During that decade of trying, he never gave up.
I have been both a real estate investor and real estate agent for over 15 years. Being an agent gives me a huge advantage when buying flips or rental properties. Many people say being an agent and investor is actually a bad idea. There are some cons to being an agent/investor, but I think the pros are far greater. In this episode of the InvestFourMore podcast, I explain how beneficial being an agent and investor has been for me. I also talk about the cons of being an agent and investor, and I discuss when investors should become agents. I know there is no way I could have nearly as many flips as I do (currently 16) without being an agent. I also know that being an agent saves me a ton of money on each flip and each rental-property purchase.
Most people think of rental properties when you hear about passive income from real estate. However, there are many ways to create passive income investing in properties. You can even create passive income without ever buying a property (writing a book, or creating a website). On this episode we talk all about how he got started investing in land, how he finds awesome deals on land, and how he creates a steady income from selling land.
On today's episode of the InvestFourMore Real Estate Podcast I talk with Peter Vekselman. Peter was in the franchise business when he decided to sell out and get involved with real estate. Peter started investing in mobile homes, but eventually got into fix and flipping houses, and then wholesaling properties. Peter has built a business that does up to 10 wholesale deals a week in three different states. He has a unique approach to wholesaling that allows him to maximize the money he makes.
I have 19 flips in progress right now, which is the most I have ever had. There is no way I complete that many flips, write for the blog, do podcasts, and manage the other parts of my business without an awesome team. In fact I work less than 40 hours a week. I make sure the tasks I work on are things I enjoy doing and delegate everything else. Having a team has made me much more successful than I could ever be on my own. I am also much happier and less stressed out because of my team. I hear people say they don't want a team because of all the work it takes managing people and they can do the job better themselves anyway. Even if you like working non-stop by yourself, it is not smart and usually not maintainable. What happens if you get sick, get in an accident, or cannot work?
On today's episode of the InvestFourMore Real Estate Podcast I interview Courtney Newmans of Lima One Capital. Lima One Capital lends money to fix and flippers as well as rental property owners. They are currently lending in 44 states and working on getting approved in every state in the U.S. Courtney actually started working with Lima One because he applied for a loan with them as a house flipper. Courtney liked how they did business and ended up getting a job with Lima, but still invests himself. I discuss many topics with Courtney including how he got started in real estate, what loans Lima One offers, how the loans work, and much more.
Michael Burdett grew up around real estate since his mom was a real estate agent. He went to college for international business, but was drawn back into the real estate business after college. Michael hit the ground running as a real estate agent, and became very successful very early in his career. He worked with many investors and decided he needed to be a real estate investor as well. Michael started out by partnering with his father on a few flips, but has since flipped 25 homes on his own. Michael had also had great success investing in rental properties in the Maryland area.
